- On October 6, 2026, Mandarin Oriental announced the groundbreaking of Mandarin Oriental, Miami and The Residences at Mandarin Oriental, Miami. Its release describes a ceremonial “shovel-in-ground” celebration and does not say when it took place. Event coverage dates the celebration to October 1.
- What is physically happening on the site?
- Site preparation and ground improvement. The project’s own September 1 update says deep soil mixing was underway across the site after demolition of the former hotel. We found no documentation that foundations have been installed, that either tower has started rising, or that project-specific permits have been issued.
- What is being built?
- Two towers. The South Tower has 66 stories and 228 private residences. The North Tower has 33 stories, with 70 private residences, 28 furnished Hotel Collection residences and a 121-room Mandarin Oriental hotel.
- How much is sold, and at what price?
- Mandarin Oriental reports more than $1.7 billion in residential sales. The developer reports the South Tower about 80% sold and the North Tower about 25%. Remaining residences were reported from about $7 million in the South Tower and $4 million in the North Tower. All of these figures are developer-reported.
- When will it be finished?
- Completion is anticipated in 2030. That is the operator’s current target. We have not seen a contractual delivery date or outside closing date in public materials.

The date in the headlines is the publication date. The press release itself never dates the event.
Confirmed
Mandarin Oriental Hotel Group published its groundbreaking release on October 6, 2026. It confirms the project's identity, its two-tower configuration, its design team, more than $1.7 billion in residential sales and a 2030 completion target. It describes a ceremonial shovel-in-ground celebration but does not say when it happened.
Reported
World Red Eye's event photography dates the groundbreaking celebration to October 1, 2026. That is the strongest dated evidence we found for the event itself. Bloomberg's coverage, which the project's press index dates to October 1, refers to the celebration taking place on a Thursday evening. October 1, 2026 was a Thursday.
Why the distinction matters. A groundbreaking ceremony marks a moment. It does not certify any particular stage of physical work. On this project, the physical work is ground improvement that started before the ceremony. It does not mean the towers have started. Buyers who track a project by its headlines should check them against what is actually documented on site.

Two towers, two different products
The South Tower is private residences only. The North Tower mixes private residences, furnished Hotel Collection residences and a hotel. Counts below are the current October 6 disclosures. These are planned specifications, not a completed building.

Counting the ownership units. The current disclosures add up to 298 private residences (228 + 70) plus 28 Hotel Collection residences, or 326 ownership units. Older reporting of 294 units used the earlier North Tower count of 66 and left out the Hotel Collection. The hotel's 121 guest rooms are separate. Adding the 28 Hotel Collection residences to them to get a “149-room hotel” would mix two different categories.
Both towers share one setting. They sit on the southern end of Brickell Key, connected by an amenity podium that Swire describes as more than 100,000 square feet. An earlier North Tower release described 80,000 square feet accessible to North residents, and the difference in scope has not been explained publicly. Planned amenities include pools, cabanas, wellness and fitness facilities, private dining, work lounges and restaurants. The project's legal page notes that amenities are proposed and may change.

What the sales numbers do and do not establish
Every figure here comes from the developer or the operator. None is an audited count of closed transactions.
Reported by the developer or operator
- More than $1.7 billion in residential sales, reported by Mandarin Oriental. Swire describes it as secured before groundbreaking.
- More than $620 million in 2026, including more than $150 million over a three-month summer period, attributed to Swire by Florida YIMBY. The exact dates of that period were not given.
- Two duplex penthouses under contract with separate buyers at $49.9 million each, roughly $6,300 per square foot by the developer's measure.
- Construction self-financed. Bloomberg-syndicated reporting quotes Swire's president saying construction is self-financed. Proceeds from the sale of City Centre assets and some buyer deposits are available for funding.
How to read those figures
- Contracts are not closings. Swire's own website says a city condominium record would be set only “if either unit closes at that price.” No recorded closing has been established.
- A starting price is a floor, not a valuation. $7 million in the South Tower and $4 million in the North Tower say nothing about size, floor, view or carrying cost. The two numbers are not comparable like for like.
- Percent sold is not a demand ranking. South Tower sales began in April 2024, and the North Tower launch was announced in October 2025. The North percentage may also count different products. Rounded percentages also cannot tell you how many units are left.

What is not publicly verified
The terms that decide what a residence actually costs are not in any public source we reviewed. Each belongs in your request for the offering documents.
- Deposit structure and payment schedule. Not publicly verified. Confirm them in the current offering documents and purchase agreement.
- HOA and maintenance charges. Not published.
- Parking. Spaces included, allocation and valet charges are not published.
- Rental rules for private residences. Not published.
- Hotel Collection rental program. Participation rules, owner-use limits, revenue split and fees are not published. Earlier press described a rental-pool option. Do not assume either unrestricted short-term rental or mandatory participation.
- Current Hotel Collection pricing. Only the historical launch figure of $3.8 million is public.
- Exact remaining inventory. Residence profiles on the official site do not prove that a residence is unsold.
- Assignment and resale before closing. Not published.
- Financing restrictions and contingencies. Not published.
- Developer closing costs and fees. Not published.
- Pet policies. Not published.
- Outside completion date and remedies. 2030 is a target. The contractual deadline and what happens if it slips are in the purchase agreement, not the press release.
Read the legal page, not just the brochure. The project's legal notice says the contracting developer entities are affiliates of 50A Developer LLC, with OID T1 Developer LLC named for South Tower materials. They are not the Swire or Mandarin Oriental brands themselves. The notice also says brand licensing can terminate, so continued Mandarin Oriental branding is not guaranteed. Some planned improvements may not be available at closing, or ever. Views are not guaranteed. The offering documents and the purchase agreement control.

What the groundbreaking means for buyers
The groundbreaking confirms the project is moving. It leaves roughly four years of construction and delivery risk in place.
What it does tell you
- The site has moved past demolition. The former hotel is gone, and ground improvement is documented by the project itself.
- The configuration has settled. The current disclosure of 228 South Tower residences, 70 North Tower residences, 28 Hotel Collection residences and 121 hotel rooms replaces earlier counts circulating online.
- The South Tower has less inventory left. At a developer-reported 80% sold, choices of floor, line and view are narrower than at launch.
What it does not tell you
- It is not a foundation or a tower. Neither has been documented. The ceremony came after soil work began, not at the start of vertical construction.
- 2030 is not a promise. It is the anticipated date. Your contract's outside date and remedies matter more than the headline year.
- The hotel may not open with your residence. The legal page says some improvements may not be available at closing. Do not assume every amenity and the hotel open together.
The practical version. In the South Tower, the question is what is actually left at or above the reported $7 million entry point and how it compares on size, floor and view. In the North Tower, decide first between a private residence and a Hotel Collection residence. They differ in privacy, arrival, furnishing, service access and rental-program obligations, and each needs its own documents. In either tower, ask for the deposit schedule, the escrow terms, the outside completion date and the budget before you commit. Then plan for capital tied up for roughly four years.
