One Thousand Museum tower designed by Zaha Hadid in Downtown Miami
One Thousand Museum — Zaha Hadid's sculptural exoskeleton on Biscayne Boulevard
Zaha Hadid's only Western Hemisphere residential tower

What buyers should know about One Thousand Museum before touring a residence.

One Thousand Museum is a 62-story luxury condominium at 1000 Biscayne Boulevard in Downtown Miami, across from Maurice A. Ferré Park — still widely known as Museum Park. Completed in 2019, it is Zaha Hadid's only completed residential skyscraper in the Western Hemisphere, defined by a sculptural white exoskeleton that carries the building's loads on its exterior.

Because the exoskeleton reshapes the floor plan as the tower rises, and it holds a limited number of residences, floor and line matter more here than at most Downtown addresses. We'll help you evaluate the specific residence you're considering, not just the building's reputation.

Why buyers consider One Thousand Museum

An architectural landmark first, a condominium second.

One Thousand Museum's appeal starts with authorship and scarcity, not amenities alone — a residential tower designed at the peak of a Pritzker Prize-winning architect's career, with a limited residence count that keeps it from behaving like a typical high-volume high-rise.

  • Architectural authorship
Zaha Hadid's only completed residential skyscraper in the Western Hemisphere.
  • Limited residence count
62 stories holding roughly 83 to 84 residences — one of Miami's lowest residence-per-floor ratios.
  • Near-column-free interiors
The exterior exoskeleton carries structural loads, freeing floor plates from perimeter columns.
  • Full- and half-floor formats
The lower two-thirds hold two residences per floor; the upper third and penthouse occupy full floors.
  • Rooftop Aquatic Center
A two-story pool and wellness level at the crown.
  • Registered rooftop heliport
Access must be verified, not assumed.
Architecture & structural exoskeleton

Why the exoskeleton is not decorative — it's the structure.

One Thousand Museum's signature feature is its curving, white-painted exterior — a permanent structural exoskeleton of individually cast, glass-fiber-reinforced-concrete panels. This isn't applied ornament: Zaha Hadid Architects describes the columnar lines as splaying out from the base and meeting at the corners near the top, forming a rigid tube that resists wind loads without a conventional internal column grid.

Because the structure sits on the perimeter, interior floor plates are reported as nearly column-free, giving owners more latitude for furniture placement than a typical tower allows. The tradeoff: no two floors are quite identical. On the lower two-thirds, terraces cantilever from the corners; higher up, they tuck in behind the structure. Architectural pedigree can support demand, but it doesn't guarantee resale performance on any individual residence; that still depends on floor, line, and condition.

Residences, terraces & view orientation

At One Thousand Museum, floor and line decide almost everything.

The residence mix includes half-floor and full-floor units, duplex townhouses at the base, and a duplex penthouse spanning the top two floors. The lower two-thirds typically share two residences per floor; the upper third holds one residence per floor. Private, secure elevator access has been reported for higher-tier residences.

"High floor" alone doesn't determine value here. Because the tower sits across Maurice A. Ferré Park on Biscayne Bay, exposure can include park and bay views, the Downtown skyline, and, on higher floors, Miami Beach and the Atlantic horizon — but no view is permanent, and neighboring development can change exposure over time. Orientation, glare, and terrace depth vary by line and floor.

VIEW-FOCUSED

Buyers who want a specific exposure

Should confirm the exact floor and line, since exposures vary within the stack.

SCALE-FOCUSED

Buyers who want a full-floor or penthouse residence

Should confirm which floors are single-residence and review the penthouse configuration.

FINISH-FOCUSED

Buyers evaluating original vs. customized units

Should request documentation on any post-completion renovation.

Helipad considerations

A registered heliport is not the same as unrestricted access.

One Thousand Museum was built with a rooftop helipad, reported at completion as among the first of its kind on a residential tower in South Florida. FAA records list it as the 1000 Museum Heliport, identifier FA10, a private-use facility at an estimated elevation of approximately 709 feet MSL, with no published instrument approach procedures.

That record is evidence the heliport exists and is registered — not proof that any given resident can land at any time. Before assuming helipad access is part of ownership, verify: current operating status, resident eligibility, scheduling, approved operators, aircraft and weather limitations, hours, insurance, fees, guest-use policy, and whether use is included in association fees or requires a separate agreement. We do not represent that access is unrestricted or free of charge — those specifics belong to the association, and we help you confirm them rather than rely on launch-era marketing.

Building amenities & service considerations

A two-story Aquatic Center anchors the building's crown.

One Thousand Museum's best-known amenity is its double-height Aquatic Center, occupying the uppermost levels with an indoor pool and floor-to-ceiling views over the bay and city, alongside an adjoining Sky Lounge and event space.

Other reported amenities include spa facilities, ground-level pools and gardens, commercial space and resident parking at the base, and a high-security vault for valuables. Hours, staffing, and which services are included in association fees can change over time. Confirm current operations with the association rather than assuming original marketing.

Downtown Miami & Museum Park lifestyle

A cultural address on Biscayne Bay, not an island retreat.

Unlike many of Miami's ultra-luxury addresses, One Thousand Museum sits within Downtown Miami, directly on Biscayne Boulevard and connected to the urban core — no ferry or causeway required.

Maurice A. Ferré Park, across the street, is home to the Pérez Art Museum Miami and the Frost Museum of Science, along with Miami's longest continuous baywalk. The Kaseya Center and Bayfront Park sit a short distance south, and the neighborhood is served by Downtown's Metromover loop. That central location has tradeoffs: event-night traffic, a denser pedestrian environment, and construction activity typical of a still-evolving district.

One Thousand Museum compared with other completed Downtown towers

Architectural identity is one factor among several.

Among completed Downtown Miami towers with a dedicated guide here, Aston Martin Residences is the closest comparable — a similarly scaled, brand-driven waterfront tower nearby. The broader Museum Park skyline also includes earlier-generation inventory such as Ten Museum Park, Marquis, and Paramount Miami Worldcenter, though none has a dedicated guide here.

  • One Thousand Museum
Architectural authorship, sculptural exoskeleton, limited residence count.
  • Aston Martin Residences
A newer, larger tower at the Miami River's mouth with automotive-brand identity — see Aston Martin Residences.
  • Earlier-generation Museum Park inventory
More comparable-sales history, at the cost of design pedigree.

Neither building is objectively superior — the choice depends on architectural preference, service level, ownership costs, and current inventory. We can help you compare specific units across both.

Ownership costs

What owning at One Thousand Museum can actually cost.

Ownership costs vary by residence size, association allocation, parking, insurance, and Downtown property-tax considerations; we don't publish fee figures here, since they change over time.

Evaluate monthly association charges, property taxes, insurance — including windstorm and flood exposure typical of a coastal tower — reserve funding, and closing costs. Cash purchases are common at this price point, but don't eliminate the need for diligence.

Before you make an offer

What buyers should investigate at One Thousand Museum.

An unusual structural exoskeleton calls for real diligence. Request the declaration, bylaws, budget, and financials, and confirm reserve funding, insurance, and any pending assessments or litigation, including maintenance history for the exoskeleton and waterproofing.

The due-diligence period exists to protect you — use all of it.

Confirm elevator maintenance, generator capacity, helipad obligations, rental and pet policies, and renovation-approval procedures with the association, since these can change over time.

A working due-diligence checklist

  • Declaration, bylaws & rules
  • Budget & financial statements
  • Reserve & insurance details
  • Exoskeleton & façade inspection history
  • Helipad maintenance & use terms
  • Pending assessments & litigation
  • Rental & pet policy

Condition, customization & renovation diligence

Architectural pedigree doesn't mean every interior suits every buyer.

Some residences retain original developer specification; others have been customized or fully renovated since 2019.

Renovation near the curved perimeter walls can be more specialized than in a conventional tower. Evaluate flooring, millwork, kitchens, and climate control against your own preferences, and confirm whether smart-home systems are original or added later. Any renovation requires association approval — verify what was actually done, when, and by whom.

Offer & negotiation strategy

Why two One Thousand Museum residences can carry very different values.

Comparable sales at One Thousand Museum require careful interpretation. Floor, line, exposure, terrace configuration, elevator access, and condition all factor into a supportable offer — not architectural reputation or asking price alone.

We build offer strategy around recent comparable closed sales, current competing inventory across Downtown's ultra-luxury tier, and the unit's condition and history. Contact us before you tour so we can help develop a strategy in writing.

One Thousand Museum buyer rebate questions

What is One Thousand Museum?

A 62-story condominium at 1000 Biscayne Boulevard in Downtown Miami, across from Maurice A. Ferré Park (Museum Park). Completed in 2019 and designed by Zaha Hadid Architects, it is known for its sculptural white exoskeleton.

Who designed One Thousand Museum?

Zaha Hadid Architects. Dame Zaha Hadid led the initial design before her death in 2016, and the firm completed the project — her only completed residential skyscraper in the Western Hemisphere.

Are condos currently available at One Thousand Museum?

Availability changes continuously. Use the live IDX listings linked on this page, or contact us for an up-to-date search.

How does the buyer rebate work?

Eligible buyers receive up to 50% of our buyer-agent commission back at closing, when compensation is available and confirmed in writing, depending on your agreement, lender approval, and closing terms.

Do all residences have the same views and layouts?

No. The exoskeleton changes the floor plan level to level, and exposure varies by floor and line — residences may face Biscayne Bay, Museum Park, the Downtown skyline, or, on upper floors, Miami Beach and the Atlantic horizon. Confirm the exact floor and line.

Can residents use the rooftop helipad?

One Thousand Museum has an FAA-registered heliport, but registration is not the same as guaranteed access. Operating status, eligibility, scheduling, aircraft limits, hours, insurance, and fees must be verified for the specific owner and current building procedures.

What amenities should buyers verify?

Reported amenities include a two-story Aquatic Center and Sky Lounge, ground-level pools, spa facilities, and a resident vault. Confirm current hours and what's included with the association.

What documents should buyers review?

Association documents, budget, reserves, insurance, structural and façade maintenance records, and any pending assessments or litigation, along with the residence's condition and finishes.

How should buyers compare One Thousand Museum residences?

Compare floor, line, exposure, terrace configuration, elevator access, condition, and recent comparable sales — not architectural reputation or asking price alone.

Can Jordan Real Estate help evaluate an offer?

Yes. We help analyze comparable sales, review association and structural documents, and develop offer strategy alongside your attorney.
