Florida YIMBY reported on August 27, 2026 that construction has begun on the ninth and final cube of Waldorf Astoria Hotel & Residences Miami, moving the 100-story supertall into the closing stage of its structural rise. The milestone surfaced after new construction photographs circulated online in late August showing crews working above the eighth completed volume.

Miami content creator Joel Franco separately documented the same stage on August 23, 2026, reporting the superstructure at level 85. That figure is worth reading carefully. It describes the current structural level reached by the concrete crews — it is not a count of finished, occupiable stories, and it should not be subtracted from 100 to produce a tidy number of “floors remaining.” The tower's official program continues to be described as 100 stories.

The ninth cube also matters architecturally. Where the lower volumes step incrementally as the building rises, the uppermost one projects considerably farther from the tower's central axis. That pronounced cantilever is the feature that has defined this project's renderings since it was unveiled, and it is the part that has not existed in physical form until now.

The upper sections remain open around the active concrete operation — which is why the tower currently reads as a finished glass building below and an exposed structural frame above.

What the Tower Is Expected to Become

For years the building has been an incomplete version of the form shown in its renderings. That gap is now closing.

Rendering — not a photograph

Eight of the nine offset volumes are now structurally legible from the street and from across the bay. The ninth introduces the most pronounced shift in the composition, and as the remaining floor plates are formed the full silhouette will continue to emerge above Biscayne Boulevard.

The image here is a developer rendering of the finished tower. It is useful for understanding the design intent — the degree of offset, the glass treatment, the way the cantilever reads against the sky — and it is not evidence of current conditions. Compare it against the construction photographs above and the difference is the work that remains.

That comparison is the honest way to look at a project at this stage. The structure is real and advancing. The building in the rendering does not exist yet.

What This Milestone Actually Means for Buyers

Beginning the final cube is a major, visible construction milestone. It is not the same thing as project completion or readiness for residential closings — and the distance between those two ideas is where buyers get into trouble.

What visible progress does tell you

  • The project is materially further along than it was during the early pre-construction stage. The superstructure has reached approximately structural level 85, the reported $668 million construction financing is in place, and active construction is visible on site with a general contractor engaged.
  • The schedule has been observable for years. Roughly 25 levels in six months is a pace you can check against future reporting rather than take on faith.
  • The design is becoming verifiable. Curtain wall through the seventh cube means the finish quality of the envelope can be inspected in the real world, not just in a rendering.

What it does not tell you

  • Topping out is not completion. After the last slab is poured, the remaining envelope, interior buildout, mechanical and life-safety systems, commissioning, inspections, landscaping and certificate-of-occupancy work all still have to happen.
  • Progress does not eliminate risk. Structural progress says nothing about your contract terms, deposit protection, escrow structure, or what happens if delivery slips.
  • Announced dates are still estimates. A completion anticipated in Q2 2028 is an expectation. Earlier reporting on this same project cited January 2028, and before that, far earlier dates.

The practical version. If you are evaluating a residence here, the construction milestone is the easiest part of your diligence — it is public, photographed and dated. The harder part is the paperwork: the purchase contract and its delivery language, the deposit schedule and where those deposits are held, developer disclosure documents, the projected budget and assessment structure, financing considerations for a delivery still roughly two years out, and estimated closing costs.

Availability and developer pricing can change, and the developer has publicly reported the project as more than 90% sold in prior coverage — a developer statement we have not independently verified and one that should be re-confirmed against current offering materials rather than assumed.
