Buying at Aria Reserve? Keep up to half the commission.

The developer sets the price — you can't negotiate it down. But the developer pays a buyer-agent commission on every residence, and we rebate up to 50% of ours back to you at closing. On a residence at this level, that's often a five- or six-figure credit.

One rule protects it: talk to us before you contact the Aria Reserve sales gallery or submit any inquiry to the developer — here's why. Already visited? Call anyway — we'll tell you honestly whether it can still be saved.

Illustration only. Commissions are set by the developer and vary by project; luxury new-development commissions in Miami often run higher than resale. Your exact rebate is confirmed in writing before you sign a contract.

Read this before you register

At Aria Reserve, the order you do things in decides whether you keep the rebate.

Aria Reserve is sold through the developer's on-site sales center in Edgewater — and with the towers delivering, the sales team is closing buyers fast. The moment you register, tour, or submit an inquiry without naming your broker, the developer may treat their in-house team as the procuring party — and refuse to pay an outside broker on your purchase.

Same residence. Same price. Same developer. The only difference is whether your agent is in place before you register — and whether that commission gets shared back to you.

The developer pays the same commission either way. Buyers who contact the sales gallery alone leave all of it on the developer's side. Buyers who come with us split it — and on a Aria Reserve residence, half the commission is a meaningful amount of money.

One rule protects your rebate: call us first.

Before you visit the sales gallery, schedule a tour, or submit any form to the developer, contact us. We register you properly, accompany your first visit where required, and your rebate is protected from day one. It costs you nothing — it simply has to happen in the right order.

Already been in contact with the sales team? Don't assume it's lost. Depending on what you registered and signed, there may still be a path — but every additional contact makes it harder, so call before you do anything else.

About the residences

Aria Reserve

Twin 62-story towers by Arquitectonica on five waterfront acres at 725 NE 24th Street in Edgewater — the tallest waterfront residential twin towers in the U.S., developed by Melo Group. The South Tower is complete and the North Tower delivers in 2026, which makes this the rare pre-construction rebate you can collect within months, not years.

THE RESIDENCES

782 flow-through homes

One- to four-bedrooms with east-facing bay views and west-facing sunset terraces, 10-foot-plus ceilings, and private elevator entry — from Panoramic Residences up to tri-level Penthouse Mansions.

DELIVERING NOW

Closings are near

The South Tower is finished and the North Tower delivers in 2026. Buy here and your rebate credit arrives at a closing measured in months — not the multi-year wait typical of pre-construction.

AMENITIES & LOCATION

A 5-acre waterfront resort

Two-plus acres of amenities: semi-Olympic pool, spa, tennis and basketball, kids' zones, co-working, an observatory deck, and a watersports dock on Biscayne Bay.

How the rebate works at Aria Reserve

STEP 01

Contact us first — before the sales office

Before you call, email, or visit the Aria Reserve sales gallery — contact us first. Call or text (786) 550-6294, email info@eajordan.com, or message us on WhatsApp. Reaching us before you contact the developer is the one step that protects your rebate — we then confirm the commission structure and put your exact rebate figure in writing before you tour or sign anything.

STEP 02

We register & represent you

We register you with the developer the right way, arrange your private tour, review the contract and deposit schedule, and represent your interests through reservation, hard contract, and construction.

STEP 03

You collect at closing

When you close — which at Aria Reserve is measured in months rather than years, with the South Tower complete and the North Tower delivering in 2026 — up to half of the developer-paid commission comes back to you.

Aria Reserve rebate questions

I already contacted the Aria Reserve sales gallery. Is my rebate gone?

Maybe not. It depends on whether you registered, what you submitted or signed, and the developer's broker-participation policy. Call us before doing anything else — in many cases there's still a path, but every additional contact with the sales team makes it harder.

How much could I actually get back on a Aria Reserve residence?

It depends on the contract price and the commission the developer is paying on that residence. Use the calculator above for an estimate — on luxury pre-construction the developer commission is often higher than resale, so half of it can be a five- or six-figure credit. We confirm your exact figure in writing before you sign.

When do I actually receive the rebate?

At closing — and Aria Reserve is different from most pre-construction: the South Tower is already complete and the North Tower delivers in 2026, so closings and rebates happen within months rather than years. The amount is locked in writing when you contract.

Does using a rebate agent change my price, residence, or standing with the developer?

No. The developer never pays more because of it — the commission is the same whether we keep all of it or share it with you, and the rebate comes entirely from our side. Your pricing, residence selection, and contract terms are unaffected.

Can international buyers get the rebate?

Yes. International buyers purchase the majority of Miami pre-construction, and the rebate works the same way — typically as a credit at closing. Cross-border tax treatment varies, so confirm specifics with your tax advisor. Hablamos español: versión en español.
