Architecture is not incidental here. Because exterior work is reviewed by the city, buyers should think about design approvals early: additions, roof changes, gates, walls, driveways and even paint colors can involve a review process, and historically designated properties carry additional considerations. Location within the city drives price as much as size. Waterfront and guard-gated enclaves — Gables Estates, Cocoplum, Journey's End, Old Cutler Bay, Deering Bay — sit at the top of the market, with canal or bay access, dock potential, and their own association rules.
