Buying at Armani/Casa Residences Sunny Isles Beach? Keep up to half the commission.
These are completed, Giorgio Armani–designed oceanfront residences — and on a branded home at this level, the buyer-agent commission is substantial. Register with us first and we rebate up to 50% of ours back to you at closing — often a five- or six-figure credit.
One rule protects it: talk to us before you tour Armani/Casa, contact a listing agent, or visit the building's sales office — here's why. Already inquired? Call anyway — we'll tell you honestly whether it can still be saved.
Illustration only. The buyer-agent commission is set within each transaction and varies by residence; your exact rebate is confirmed in writing before you sign a contract. Pricing and availability at Armani/Casa change with the resale market.
At Armani/Casa, the order you do things in decides whether you keep the rebate.
Residences by Armani/Casa is a completed, brand-name oceanfront condominium with an active resale market. Whether you're buying a resale residence or any remaining sponsor home, the moment you tour, register, or submit an inquiry through a listing agent or the building's sales office without naming your broker, that agent can be treated as the procuring party — and an outside broker may not be paid on your purchase.
The commission is paid out of the sale either way, and it's the same whether or not you bring your own agent. The only real difference is whether your representation is in place before you inquire — and whether that commission gets shared back to you.
Buyers who reach out to a listing agent alone leave the full buyer-side commission on the other side of the table. Buyers who come with us share it — and on an Armani/Casa residence, half the commission can be a meaningful amount.
One rule protects your rebate: call us first.
Before you tour the building, contact a listing agent, attend an open house, or submit any form to the sales office, contact us. We register you properly, accompany your showing where required, and your rebate is protected from the start. Reaching us first simply lets us establish your representation and confirm the rebate before you proceed — it just has to happen in the right order.
Already been in contact with a listing agent or the sales office? Don't assume it's lost. Depending on what you registered and signed, there may still be a path — but every additional contact makes it harder, so call before you do anything else.

Completed in 2019 at 18975 Collins Avenue, Residences by Armani/Casa is a 649-foot oceanfront glass tower of 308 luxury condominium residences, co-developed by Dezer Development and The Related Group. The building was the final project of acclaimed architect César Pelli (Pelli Clarke Pelli), with interiors and amenities by Giorgio Armani's Armani/Casa Interior Design Studio — the studio's first residential project in the United States — and grounds by landscape architect Enzo Enea. The tower sits on a 3.1-acre site with more than 300 linear feet of private beach.
308 oceanfront homes, 2–5 bedrooms
Residences range from approximately 1,358 to more than 6,100 square feet across two- to five-bedroom layouts, including two duplex penthouses. Most homes feature private high-speed elevator access, ceilings around 10 feet, floor-to-ceiling glass, and deep private terraces with summer kitchens overlooking the Atlantic Ocean, the Intracoastal Waterway, and the city skyline.
Designed by Giorgio Armani
Interiors carry the Armani/Casa signature throughout, with Armani Dada kitchen cabinetry, Wolf and Sub-Zero appliances, Armani Roca fixtures, imported stone countertops, and marble-clad baths. Common spaces are layered in gold, green, and bronze tones and anchored by a curated collection of museum-quality art, including monumental sculptures by Sandro Chia and Sinisa Kukec.
César Pelli over the Atlantic
Pelli's design composes two intertwined, sail-like forms that appear to billow as they rise 649 feet above the shoreline. The tower sits in the heart of Sunny Isles Beach between Bal Harbour and Aventura — roughly 8 minutes to Aventura Mall, 12 minutes to Bal Harbour Shops, and a straightforward drive to both Fort Lauderdale and Miami International airports.
More than 35,000 square feet of amenities span two floors and the oceanfront, including a two-story spa with indoor and outdoor treatment rooms, a beauty salon, sauna and steam, a heated oceanfront pool with hot tub and poolside food and beverage service, multi-level private cabanas, a private oceanfront restaurant, an Armani Privé lounge, an ocean-facing fitness center, a yoga and Pilates studio, a movie theater, a game room, a children's playroom, a cigar room, a temperature- and humidity-controlled wine cellar, 24-hour concierge, 24-hour valet, and full beach service with chaise lounges, umbrellas, and attendants.

Armani/Casa rebate questions
What is Residences by Armani/Casa?
It's a completed luxury oceanfront condominium at 18975 Collins Avenue in Sunny Isles Beach, delivered in 2019. The 649-foot glass tower holds 308 residences, was co-developed by Dezer Development and The Related Group, and pairs architecture by César Pelli with interiors and amenities by Giorgio Armani's Armani/Casa studio — the studio's first residential project in the United States.
Is Armani/Casa oceanfront?
Yes. The tower sits directly on the Atlantic with more than 300 linear feet of private beach across a 3.1-acre site. Residences face the ocean, the Intracoastal Waterway, and the city skyline through floor-to-ceiling glass, with deep private terraces.
Who designed Armani/Casa?
The building was designed by the late César Pelli of Pelli Clarke Pelli — his final project — with interiors, common spaces, and amenities by Giorgio Armani through the Armani/Casa Interior Design Studio. Landscape architecture is by Enzo Enea.
What amenities does Armani/Casa offer?
More than 35,000 square feet across two floors and the oceanfront: a two-story spa with indoor and outdoor treatment rooms, sauna and steam, a heated oceanfront pool with hot tub and poolside service, multi-level private cabanas, a private oceanfront restaurant, an Armani Privé lounge, an ocean-facing fitness center, a yoga and Pilates studio, a movie theater, a game room, a children's playroom, a cigar room, a wine cellar, 24-hour concierge and valet, and full beach service.
Can I receive a buyer rebate at a completed building like Armani/Casa?
Often, yes. On a resale or any remaining sponsor residence, a buyer-agent commission is paid within the transaction, and we rebate up to half of ours back to you as a credit at closing when permitted by your agreement and, where financing is involved, your lender. The exact rebate is confirmed in writing before you sign. A rebate is never guaranteed and depends on the commission actually paid on your residence.
Do I pay extra to use TheBuyerRebate.com?
No — there's no separate fee to you. Our compensation is the buyer-agent commission paid within the transaction, and we share up to half of it back with you as a credit at closing when permitted. Your price, residence selection, and contract terms are unaffected.
I already contacted a listing agent or the sales office. Is my rebate gone?
Maybe not. It depends on whether you registered, what you submitted or signed, and the building's broker-participation rules. Call us before doing anything else — in many cases there's still a path, but every additional contact makes it harder.
Can international buyers purchase and get the rebate?
Yes. Sunny Isles Beach draws buyers from across Latin America, Europe, and the Northeast U.S., and the rebate works the same way — typically as a credit at closing. Cross-border tax treatment varies, so confirm specifics with your tax advisor. Hablamos español: versión en español.
How do I schedule a private tour?
Reach us first — call or text (786) 550-6294, email info@eajordan.com, or message us on WhatsApp. We'll arrange your showing, confirm your rebate figure in writing, and make sure your representation is in place before you tour.
