Why the most private room in a luxury tower is now a bar
For most of the past decade, luxury towers have competed on wellness: cold plunges, recovery suites and ever-longer amenity lists. The newest signal points somewhere quieter. Robb Report’s August 27, 2026 feature put it in its headline: “Forget the Cold Plunge. Luxury Condos Are Now Getting Their Own Speakeasies.” The developer of Cipriani Residences Miami lists that article on its own press page.
The appeal is easy to understand. A speakeasy is built for conversation rather than exercise: low light, a long bar, and chairs meant for an evening, not a workout. In a building with hundreds of homes, a room like that can work like a private club. You can host without booking a restaurant, meet your neighbors, or end the night without leaving home.
For a buyer, though, the useful question is not whether the idea is appealing. It is what has actually been promised, who may use the room, and who pays for it. Those answers are in the condominium documents, not the renderings.
What has been published about the speakeasy
Cipriani Residences Miami is an 85-story tower of about 950 feet at 1420 South Miami Avenue in Brickell. Mast Capital is the developer, Cipriani is the hospitality brand, Arquitectonica is the architect, and 1508 London designed the interiors. Its more than 50,000 square feet of planned amenities include, according to the developer’s Canaletto Collection materials and project press coverage, a private speakeasy on the 37th floor.
That places the room roughly mid-tower, well below the Canaletto Collection homes on floors 62 and above. The developer has not published its size, capacity, hours or operating model, and the project’s main amenities page does not list it by name. We have also found no published explanation of why the 37th floor was chosen, so we do not offer one.

Mood, not specification
The project’s marketing imagery draws on a familiar Cipriani vocabulary: dark wood and lacquer, brass lamps at table height, deep upholstered chairs, crystal glassware and a long backlit bar. It conveys a mood, and that is all it should be asked to do.
It is not a promise of finishes. The developer’s own legal notice states that drawings and depictions on its site are conceptual only, and that oral representations cannot be relied upon. What a buyer is entitled to is defined by the documents Florida law requires the developer to provide, not by a mood board.
The Cipriani name, and what it does and does not commit to
The Cipriani story begins at Harry’s Bar in Venice, opened in 1931, and the residential program here is built around hospitality: a private Cipriani restaurant, around-the-clock in-home dining, reservable private dining rooms, a Director of Residences and a Cipriani residential concierge. A private bar suits that heritage. Harry’s Bar, after all, was a bar before it was a brand.
The legal fine print draws a line every buyer should read. The developer states that Cipriani is not affiliated with it, is not acting as a broker, and “will not manage the project or the condominium.” The developer says it intends to engage a management company. Who staffs and runs the 37th-floor room, whether that is Cipriani, the building’s manager or another operator, has not been published.
Branded service in a condominium is an arrangement with terms and a cost, not a permanent feature of the building.
Before you rely on it, ask for the agreements that govern the hospitality program, how each service is funded, and what happens to the program if an arrangement ends or changes during your ownership.
Priority access: what the Canaletto promise says, and what it leaves open
The Canaletto Collection is the tower’s upper tier: 74 homes, including six penthouses, on floors 62 and above, according to the developer. Its marketing materials list a dedicated global concierge offering “access to exclusive Cipriani reservations and accommodations,” a custom 1508 London-designed furniture collection, and “priority access to the 37th floor Speakeasy.”
Priority is not the same as exclusivity. The wording suggests that other residents may also use the room, but the developer has not published how access works for residences outside the collection or how priority is applied in practice. It could mean a reservation preference, a separate allocation or something else entirely. Rules of this kind are usually set in the condominium documents, the association’s rules and regulations, or a separate services agreement, and they can change.
These are the questions we put in writing for buyers before deposits are committed:
- How do the offering documents classify the speakeasy: as a common element, a limited common element, or a separately operated venue?
- What does “priority access” mean in practice, including reservations, hours and guest allowances?
- What access do residences outside the Canaletto Collection have, and on what terms?
- Are beverages, staffing and private events covered by assessments, charged per use, or subject to minimums?
- Who can change the access rules after closing (the developer, the association or an operator), and how?
How to weigh a speakeasy when you are buying a residence
An amenity is worth what it adds to daily life, minus what it costs to run, and in a condominium that cost is shared. A staffed bar carries payroll, licensing, insurance, inventory and upkeep. Whether those costs sit in the association budget, are recovered through user charges, or are carried by an outside operator changes the economics of ownership. The estimated operating budget in the offering documents is where that shows up.
That is also the clearest difference between a speakeasy and a conventional residents’ lounge. A lounge is usually furnished space that residents book. A staffed bar with hospitality service is an operation, which is exactly what makes it appealing, and why the budget deserves a line-by-line read.
Keep the amenity in proportion. A private bar is a pleasure, but it is not a reason to accept the wrong floor, exposure or layout, or a contract you have not read. Those fundamentals will matter for as long as you own the home. With more than 80% of residences reported sold as of July 2026, the real work is matching what remains to what you need. Cipriani Residences Miami is sold through Fortune Development Sales, the developer’s exclusive sales team, from a gallery at 1421 South Miami Avenue that opens by appointment. Developer registration policies vary, and many expect a buyer’s representative to be identified at or before the buyer’s first contact.
The order matters. If you register, tour or submit an inquiry without naming a representative, the developer may treat you as unrepresented and decline to recognize or pay an outside broker afterward. That can affect whether a rebate is available on your purchase.
