Planned for nearly four acres of oceanfront at 20 North Ocean Boulevard in Pompano Beach, W Pompano Beach Hotel & Residences is a 24-story tower developed by Related Group and BH Group in partnership with Marriott International, using the W Hotels brand under license. Architecture is by Nichols Architects in collaboration with KORA, interiors are by Meyer Davis, and landscape design is by Enea Landscape Architecture. The project pairs a collection of private, bespoke residences with a separate collection of fully furnished, W-branded hotel-suite units. Construction and delivery timing are subject to the developer's current schedule and should be confirmed before registration or contract signing. THE RESIDENCES

Private residences & hotel suites

Private residences are planned as two- to four-bedroom homes of roughly 2,400 to 3,400 square feet, including a collection of penthouses. A separate collection of 296 fully furnished, W-branded hotel-suite units is also planned, ranging from studios to two-bedroom-plus-den layouts. Unit mix and pricing are set by the developer and subject to change.

W Pompano Beach Hotel & Residences is planned to include two distinct types of inventory: private bespoke residences and separate, fully furnished hotel-suite units operated under the W brand. These are not the same product, and buyers should confirm which one they are considering before registering or signing anything.

Use rights, rental-program participation, financing options, association and brand fees, and operating costs can all differ between a private residence and a hotel-suite unit. Hotel-suite owners may have the option to participate in a Marriott-affiliated rental program, subject to the terms of the hotel management agreement — owner-use days, program participation, and fee structures should be confirmed directly in the offering documents rather than assumed.

Buyers should review the condominium offering documents, any hotel or brand management agreements, rental program rules (if applicable), the budget, association fees, and use restrictions with their attorney, lender, and tax advisor before signing for either a private residence or a hotel-suite unit.
