Planned for a roughly 1.7-acre site at 3101 Grand Avenue, at the crossroads of Grand Avenue, Matilda Street, and Florida Avenue, Ziggurat is a boutique mixed-use project from The Allen Morris Company, designed by Oppenheim Architecture with interiors by Collarte Interiors and landscape design by Naturalficial. Rather than a single residential tower, the plan pairs a limited residential collection with boutique Class-A office space, curated ground-floor retail, and a landscaped central courtyard connected by pedestrian paseos — all near Kirk Munroe Park in the historic heart of the Grove.

THE RESIDENCES

A limited collection of 19 homes

Current project marketing describes a boutique three-story residential building with 19 private residences, ranging from two- to five-bedroom layouts and reported from roughly 1,254 to over 5,000 square feet. Homes are described with private elevator access, ceilings up to 11 feet, and deep covered terraces designed for indoor-outdoor living.

DESIGN & CRAFT

Oppenheim Architecture + Collarte

The stepped, terraced form takes its cue from ancient ziggurats — oolite stone cladding, cascading tropical greenery at every level, and warm, organic materials throughout. Interiors are by Collarte Interiors, with landscape design led by Andres Arcila of Naturalficial.

MIXED-USE PROGRAM

Office, retail & rooftop restaurant

Alongside the residences, plans call for roughly 100,000 square feet of Class-A office space and tens of thousands of square feet of ground-floor retail, plus a rooftop restaurant concept with views toward Biscayne Bay — positioning Ziggurat as a walkable, all-day destination within the Grove.

The developer secured construction financing for the project in December 2025.
