Ziggurat Coconut Grove Buyer Rebate
A boutique, low-density collection of 19 residences planned for the heart of the Grove — biophilic architecture by Oppenheim Architecture, interiors by Collarte Interiors, and true indoor-outdoor living. Register with us first, and eligible buyers may receive up to 50% of our buyer-agent commission back at closing.
One rule protects it: talk to us before you contact the Ziggurat sales team or submit any inquiry to the developer — here's why. Already reached out? Call anyway — we'll tell you honestly whether it can still be saved.
Illustration only. Commissions are set by the developer and vary by project; luxury boutique new development commissions in Miami often run higher than resale. Your exact rebate is confirmed in writing before you sign a contract.
At Ziggurat, the order you do things in decides whether you keep the rebate.
Residential sales at Ziggurat are being handled on the developer's behalf by ONE Sotheby's International Realty. As with any new-construction sales gallery, the on-site team represents the developer — not you. The moment you register there, tour the sales gallery, or submit an inquiry without an outside broker already named, the developer may treat the in-house sales effort as the procuring cause of your purchase — and decline to share a commission with an outside broker.
Same residence. Same price. Same developer. The only difference is whether your independent buyer's agent is in place before you register — and whether that commission gets shared back to you.
The developer pays a buyer-agent commission either way. Buyers who register with the sales gallery alone leave all of it on the developer's side. Buyers who come to us first split it — and on a boutique, high-end Coconut Grove purchase, half the commission can be a meaningful sum.
One rule protects your rebate: call us first.
Before you contact the Ziggurat sales team, tour the project, or submit any form to the developer or its brokerage, contact us. We register you properly, help coordinate your first introduction where required, and your rebate eligibility is protected from day one. It costs you nothing — it simply has to happen in the right order.
Already been in touch with the sales team on your own? Don't assume it's lost. Depending on what you submitted or signed, there may still be a path — but every additional contact makes it harder, so call before you do anything else.
Register with us firstZiggurat Coconut Grove
Planned for a roughly 1.7-acre site at 3101 Grand Avenue, at the crossroads of Grand Avenue, Matilda Street, and Florida Avenue, Ziggurat is a boutique mixed-use project from The Allen Morris Company, designed by Oppenheim Architecture with interiors by Collarte Interiors and landscape design by Naturalficial. Rather than a single residential tower, the plan pairs a limited residential collection with boutique Class-A office space, curated ground-floor retail, and a landscaped central courtyard connected by pedestrian paseos — all near Kirk Munroe Park in the historic heart of the Grove.
A limited collection of 19 homes
Current project marketing describes a boutique three-story residential building with 19 private residences, ranging from two- to five-bedroom layouts and reported from roughly 1,254 to over 5,000 square feet. Homes are described with private elevator access, ceilings up to 11 feet, and deep covered terraces designed for indoor-outdoor living.
Oppenheim Architecture + Collarte
The stepped, terraced form takes its cue from ancient ziggurats — oolite stone cladding, cascading tropical greenery at every level, and warm, organic materials throughout. Interiors are by Collarte Interiors, with landscape design led by Andres Arcila of Naturalficial.
Office, retail & rooftop restaurant
Alongside the residences, plans call for roughly 100,000 square feet of Class-A office space and tens of thousands of square feet of ground-floor retail, plus a rooftop restaurant concept with views toward Biscayne Bay — positioning Ziggurat as a walkable, all-day destination within the Grove.
The developer secured construction financing for the project in December 2025. Delivery timing is subject to the developer's current schedule and should be confirmed before contract signing — pre-construction timelines can shift, and we do not treat any date as final. Pricing has not been independently verified by us and is not published here; current pricing, availability, floor plans, and the deposit schedule should always be confirmed directly. Want that information? Register with us first — we'll send what's available and confirm your rebate figure before you ever contact the sales team.
Why buyers are drawn to Ziggurat
Rare boutique inventory
A reported 19 residences is a fraction of what most new Miami towers deliver — genuinely limited inventory in a neighborhood where new construction is scarce.
Walkable Grand Avenue location
Steps from Kirk Munroe Park and the restaurants, shops, and sidewalk life of Coconut Grove's historic core — not an isolated compound.
Low-density living
A three-story residential building feels closer to a private residence club than a high-rise condo tower — fewer neighbors, more privacy.
Design-forward architecture
A Chad Oppenheim-designed building with a distinctive stepped silhouette and biophilic detailing is a different proposition than a standard glass tower.
Indoor-outdoor Grove lifestyle
Deep terraces, tropical landscaping, and courtyard/paseo circulation are built around Coconut Grove's tree-canopy, outdoor-living character.
A meaningful potential rebate
Luxury pricing typically means a larger buyer-agent commission base — so on a project like Ziggurat, half the commission can add up to a significant credit at closing.
How the rebate works at Ziggurat Coconut Grove
Eligible buyers may receive up to 50% of our buyer-agent commission back at closing. As an example only: on a $5,000,000 purchase, if the buyer-agent commission were 3% ($150,000), a 50% rebate could equal roughly $75,000 — subject to qualification, transaction rules, lender and title approval, developer and broker participation, and closing. Actual commission rates at Ziggurat are set by the developer and have not been publicly disclosed, so use the calculator above for a general illustration rather than a quote.
Contact us first — before the sales team
Before you call, email, or visit with the Ziggurat sales team — contact us first. Call or text (786) 550-6294, email info@eajordan.com, or message us on WhatsApp. Reaching us before you contact the developer's team is the step that protects your rebate eligibility — we then confirm the commission structure and put your estimated rebate figure in writing before you tour or sign anything.
We register & represent you
We register you with the developer's sales team the right way, help coordinate your introduction to the project, review the contract and deposit schedule, and represent your interests through reservation, hard contract, and construction.
You collect at closing
When the building delivers and you close, up to half of the developer-paid commission comes back to you as a credit — often a meaningful sum on a boutique, high-end residence at this level.
Why you want independent representation on a project like this
Registration protection
We make sure your interest is registered correctly, in the right order, so your rebate eligibility isn't put at risk before you've even toured a residence.
Contract & deposit review
Pre-construction contracts and staged deposit schedules deserve a second set of eyes — we review terms before you commit, and coordinate with your attorney and lender or title company where applicable.
An honest comparison
We'll help you weigh Ziggurat against other Coconut Grove and Coral Gables opportunities on their merits — not just push you toward a single project.
In short: don't walk into the sales gallery unrepresented if you want your rebate protected. It doesn't cost you anything to have us in your corner from the start — and it may cost you the rebate if you don't.
Considering other Coconut Grove opportunities too?
Many buyers looking at Ziggurat are also comparing other new construction and resale opportunities in and around the Grove. We represent buyers across all of them, so you get an honest read rather than a sales pitch for just one project.

Ziggurat Coconut Grove rebate questions
Can I get a buyer rebate at Ziggurat Coconut Grove?
Eligible buyers who register with us before contacting the developer's sales team may receive up to 50% of our buyer-agent commission back at closing. It's not guaranteed for every buyer or every transaction — it depends on registration timing, procuring cause, developer and broker participation, and lender or title requirements. We confirm your specific eligibility and estimated figure in writing before you sign anything.
Why should I use buyer representation for a new construction project?
On pre-construction, the sales team in the gallery represents the developer, not you. Independent representation means someone is reviewing your contract and deposit schedule, protecting your registration and rebate eligibility, and helping you compare Ziggurat against other Coconut Grove and Coral Gables options — at no added cost, since the commission comes from the developer's side either way.
Is Ziggurat a large condo tower?
No. Ziggurat is a boutique, low-rise project — a limited collection reported at 19 residences within a three-story building, set alongside office and retail space around a central courtyard. It's a much smaller, more private residential count than most new Miami towers.
Where is Ziggurat Coconut Grove located?
Ziggurat is planned for 3101 Grand Avenue in Coconut Grove, Miami, FL 33133, at the intersection of Grand Avenue, Matilda Street, and Florida Avenue — near Kirk Munroe Park in the historic heart of the Grove.
Do I need to contact you before visiting the sales gallery?
Yes, ideally. Registering with independent representation before you contact the developer's sales team is generally what protects your ability to receive a rebate. If you've already reached out on your own, call us anyway — we'll tell you honestly what may still be possible.
How is the rebate calculated?
It's based on the buyer-agent commission the developer pays on your specific residence, which varies by project and is not published by the developer. Use the calculator above for a general illustration. Your exact rebate figure is confirmed in writing before you sign a contract, and it's paid as a credit at closing, subject to lender and title approval. Hablamos español: versión en español.
