1428 Brickell Reaches 30 Stories, Ytech Says: Construction Progress and What Buyers Should Know

Ytech says The Residences at 1428 Brickell has climbed to 30 of its 70 planned stories, five floors past the Level 25 mark it reported in early September. The milestone is real progress, but it is the developer’s own count. Here is what it does and does not tell a buyer.

What happened?
Ytech says the tower has advanced to 30 stories, in sponsored content it published on The Real Deal. On September 3, 2026, Florida YIMBY relayed Ytech’s report that construction was reaching Level 25. We found no independent confirmation of the 30th level as of October 9.
How far along is it?
Fewer than half of the 70 planned stories are up, by the developer’s count. The finished tower is planned at about 861 feet with 195 residences.
Is it sold?
Ytech-sourced reporting put the project at more than 70% sold in September 2026, up from more than 60% in November 2025. These are presale contracts. No residence can close until the building is complete.
When will it be finished?
Ytech targets structural top-off around mid-2027, and completion is anticipated in late 2028. Both are developer targets, not commitments. Your purchase agreement is what governs.
What should a buyer do next?
Read the current offering documents and purchase agreement with an attorney, and establish independent representation before you contact the sales gallery.

The Milestone

Thirty stories, by the developer’s count

The 30-story figure comes from Ytech itself. It appears in a sponsored article on The Real Deal, which is paid content from the developer, not independent reporting. The page was first published on September 17, 2026 and updated on October 1, so this is not a brand-new October announcement. It is the latest step in a climb the developer has been reporting since the foundation was poured.

The earlier marker is better documented. On September 3, 2026, Florida YIMBY quoted a Ytech post saying the tower was “now reaching Level 25 as vertical construction continues above Brickell Avenue,” and Markets of Tomorrow described the same Level 25 progress a day earlier. We have not seen independent photography or municipal records confirming the 30th level, so we treat that figure as developer-reported.

The headline also calls this a “$1.2 billion” project. None of the materials we reviewed define that figure, so we do not treat it as construction cost, total sellout or a valuation.

The program. Ytech is developing a 70-story tower of about 861 feet at 1428 Brickell Avenue, with architecture by Arquitectonica, interiors by Antonio Citterio Patricia Viel (ACPV Architects), Coastal Construction as general contractor and Capform on concrete. The official website advertises 195 residences of two to four bedrooms. Some older materials, including the site’s own page description, still say 189. We use 195, the figure in current project materials and recent coverage.

The financing. In November 2025 Ytech closed $565 million in construction financing, with J.P. Morgan as senior lender and Sculptor Real Estate as junior lender, arranged by JLL Capital Markets. That followed a $104 million loan in March 2024. A closed construction loan is a strong sign that the project is funded to proceed, but it is not a guarantee of completion or of any delivery date.

Sales

What “70% sold” means in a tower that cannot close yet

The sales figures are the developer’s. In November 2025, coverage of the loan described the project as more than 60% sold. On September 2, 2026, Markets of Tomorrow reported it as more than 70% sold. Ytech has not published the underlying count, and no public source we found breaks the figure down.

“Sold” in pre-construction means signed purchase contracts backed by deposits. Those contracts close only when the building is finished and units are delivered, which on the current target is late 2028. A presale percentage tells you about demand and about the deposits supporting the project. It does not tell you what any residence will be worth at delivery, and it is not a record of closed sales.

Why top-off timing can matter to your cash flow. Pre-construction purchase agreements often tie deposit installments to construction milestones, and top-off is a common one. If your contract does this, faster or slower progress changes when you have to pay. We have not seen a verified current deposit schedule for 1428 Brickell and do not publish one. The only schedule that binds you is the one in your executed agreement.

The developer’s own legal notice makes the same point. It states that oral representations “cannot be relied upon” as the developer’s representations, directs buyers to the documents required by Section 718.503 of the Florida Statutes, and says that drawings on the website are conceptual. Before committing, have a Florida attorney review the purchase agreement and condominium documents, including completion, deposit, escrow and cancellation terms. Who is on your side of the contract

The same legal notice says no agreements or arrangements made with any real estate broker are binding on the developer. That cuts both ways. A buyer’s agent cannot change the developer’s terms, and whether an outside agent is recognized depends on the developer’s registration process. Confirm that process before your first contact with the sales team, not after.
