Casa Bella Residences by B&B Italia, the 56-story tower at 1400 Biscayne Boulevard, has been reported complete. Closings are reported underway and the first residents have moved in. The Real Deal reported on October 5, 2026 that Related Group and Alta Developers had completed Casa Bella and paid off its construction loan. Florida YIMBY reported on October 7 that the tower has opened, with closings underway and the first residents moved in.
What was built?
A 56-story tower of approximately 650 feet with 319 residences, including 10 penthouses, two full amenity floors and a rooftop pool terrace on the 56th floor. Architecture is by Arquitectonica, interiors by Piero Lissoni, and landscape by Enzo Enea.
Is it sold out?
Not necessarily. More than 90% of residences were reported under contract when the tower topped out in July 2025, and October 2026 coverage repeats that figure. That leaves a limited, changing pool of developer residences. Resales may follow as owners close.
What does it cost now?
As of October 7, 2026, the official project website advertises residences “starting at $1M.” It does not publish unit-level availability. Launch-era prices from 2021–2022 are historical and should not be used to value a residence today.

Casa Bella is now completed and opening to residents

What was reported, by whom, and what “complete” does and does not settle for an individual buyer.

Reported

On October 5, 2026, The Real Deal reported that Related Group and Alta Developers had completed the Casa Bella tower and paid off the $240 million construction loan provided by Cain International in November 2023. Two days later, Florida YIMBY reported the opening, saying more than 90% of homes are under contract, closings are underway and the first residents have moved in. We did not find a developer press release with a closing count or a move-in date, so those details are attributed to that reporting rather than stated as our own finding.

Confirmed

The project’s building facts are consistent across the developer’s fact sheet, the lender’s 2023 release, the general contractor and earlier construction coverage: 56 stories, 319 residences including 10 penthouses, construction starting in November 2023, and a July 2025 top-off. The official website, read on October 7, 2026, lists a sales gallery inside the building and advertises residences from $1 million.

What completion settles, and what it does not. A finished tower removes construction and delivery risk from the purchase. It does not tell you which residences remain, what recent closings in the building have recorded at, what the association budget looks like, or how a specific unit compares with a resale on the next floor. Those are now knowable questions, and a buyer should get answers to them before making an offer.

Why completion changes the purchase

A pre-construction buyer is underwriting a promise. A buyer today is evaluating a finished product and an operating building, and has more ways to check it.

What pre-construction buyers relied on

  • Renderings and floor plans. Views, light and finishes were projections.
  • Developer disclosures. The offering documents described a building that did not yet exist.
  • A construction timetable. Delivery was a target, not a fact.
  • A deposit schedule. Capital was tied up for years before closing.

What a buyer may be able to check now

  • The actual residence. View from that specific floor and line, light, noise, finish quality and how the floor plan was built.
  • The finished common areas. Amenity floors, the rooftop pool terrace, elevators, valet and arrival, as they actually operate.
  • Current association documents. The recorded declaration, rules, budget and reserves, rather than launch-era summaries.
  • Market evidence. Recorded closings, competing resales and actual operating costs as they become available.

The practical version. Not every document or data point will be available on day one. Closings record over weeks and months, and a new association’s first operating figures take time to settle. But you are no longer limited to the developer’s description. Tour the specific residence where access is offered, request the current documents in writing, and compare the price against whatever recorded sales and resale listings exist at the time you offer.

The Building

Casa Bella Residences: building and design

What the developer specified, drawn from the developer fact sheet and construction-era reporting. Confirm the delivered specification for any residence you consider.

Location. The tower stands at 1400 Biscayne Boulevard in the Arts & Cultural District of Downtown Miami, across from the Adrienne Arsht Center for the Performing Arts, with Pérez Art Museum Miami, the Frost Museum of Science and the Kaseya Center to the south along the bayfront.

Design. Arquitectonica designed the tower. Piero Lissoni led the interiors, and Enzo Enea designed the landscape. Casa Bella is widely described as B&B Italia’s first residential development, and B&B Italia furnishings are used in the common areas.

Residences. The developer’s fact sheet describes one- to four-bedroom layouts, two private elevators and a private vestibule per residence, biometric access, and 10-foot ceilings on standard floors. Kitchens use Italkraft cabinetry with Sub-Zero and Wolf appliances. For standard residences, the fact sheet presents a B&B Italia furniture package as an option, not as included. Confirm what a given residence is delivered with.

Amenities. Two full amenity floors with an approximately 80-foot lap pool, gardens and cabanas, a Mediterranean-style café, the 360 Wellness Center with fitness, yoga, spa and salon, a theater, a wine room, a game room, a children’s playroom, a co-working lounge and pickleball. The 56th floor holds the Sky Pool Terrace with a rooftop lounge and a private observatory. The fact sheet also lists 24-hour valet and concierge services.

Cielo Collection

  • According to Florida YIMBY’s October 2026 opening report, the Cielo Collection comprises 16 residences on floors 48 through 51.
  • The developer fact sheet describes Cielo residences in three-bedroom-plus-den and four-bedroom layouts. Confirm the current floor plan for the specific unit.

Penthouse Collection

  • 10 penthouses across seven floor plans, on the top residential floors, with ceilings of up to 12 feet.
  • Construction-era and opening coverage describes the penthouses as delivered with B&B Italia furnishings. Corner penthouses have rooftop terraces with spa pools and summer kitchens.
  • Launch materials once referred to a larger penthouse count. The current figure is 10.

Assignments. Buyers who signed during pre-construction and have not yet closed may be bound by assignment restrictions in their purchase agreements. If you are offered a pre-closing assignment rather than a deeded resale, have the original contract and the developer’s consent requirements reviewed before you commit.

Resale timing. As closings continue, resale inventory may begin to appear. Early resale asking prices are not the same as recorded sales, so weigh them against closed transactions once those exist.

What current pricing can and cannot be confirmed

We could not verify a complete, current list of available residences and asking prices from a primary source, so this page does not publish one.

Current, with a date

  • “Starting at $1M.” The official project website as read on October 7, 2026. It is an advertised entry point, not a price for any particular residence.
  • More than 90% under contract. Reported at top-off in July 2025 and repeated in October 2026 coverage. Contracts are not closings.
  • No public unit-level inventory. The developer does not publish which residences remain or at what price.

Historical, not current

  • Launch pricing, 2021–2022. Coverage at launch put non-penthouse residences between about $550,000 and $2 million. Late-2021 reports gave differing entry points.
  • Launch deposit schedule. 20% / 10% / 10% / 60%. This applied to pre-construction contracts and does not describe the terms for a residence bought today.
  • $12.6 million penthouse, June 2023. A reported contract at about $2,138 per square foot, not a recorded closing.

Availability and asking prices change as closings and resales progress. Buyers should request a current inventory comparison before making a decision.

Carrying Costs

Condo fees, financing and carrying costs

We did not find primary-source figures for association fees or a current budget. Each item below is something to request and confirm, not a number we can publish.

  • Association fees. Not verified from a primary source. Request the current adopted budget and the assessment for the specific residence.
  • Reserves and special assessments. Ask what reserves the budget funds and whether any assessment has been approved or proposed.
  • Building insurance. Ask how the association’s insurance cost is reflected in the budget.
  • Property taxes. A newly completed residence may not have a tax history that reflects the finished unit. Estimate taxes from your purchase price and current millage rates, not from a prior bill.
  • Financing. Lenders review the condominium project as well as the buyer, and approval for a newly completed building can depend on factors such as presale and owner-occupancy levels. See our 2026 Florida condo financing guide.
  • Rental rules. 2021 launch coverage described a 30-day minimum rental, up to six times a year. That is historical marketing. Confirm the rules in the recorded declaration and current rules.
  • Pets. The fact sheet lists pet amenities, but we found no published pet policy. Check the rules.
  • Parking and storage. The fact sheet describes valet service. Space assignment, any additional spaces and storage are not published.

Context

Casa Bella vs. other Downtown Miami luxury options

Completed vs. under construction. Casa Bella is now a finished building. Waldorf Astoria Residences Miami at 300 Biscayne Boulevard is still under construction (see our latest construction update), so a purchase there still carries delivery timing and a long deposit period.

New vs. established resale towers. Older towers to the south along Biscayne Boulevard, such as Ten Museum Park, 900 Biscayne Bay and Marquis, have years of recorded sales and association history.
