Bugatti's September 17, 2026 release confirms the developers, design team, operator, U.S. first and a 2027 launch. Stories, residence count, penthouses and river frontage come from the developers' announcement as published by Florida YIMBY, PROFILEmiami and The Real Deal. The official website describes the project as the first Bugatti Residences in the Americas. Everything here is subject to change by the developer.

Why this particular site

A riverfront parcel at the hinge between Brickell and downtown.

The most important thing to understand about 75 SW Miami Avenue Road is that it is on the Miami River, not on Biscayne Bay. That is not a lesser address — it is a different one, with its own advantages and its own questions.

The site sits on the south bank of the river at the northern edge of Brickell. Across the water is downtown Miami's central business district; to the south is the Brickell core, which reporting on the project places near Brickell City Centre. Bugatti's release describes the parcel as one of Brickell's rare remaining waterfront sites, with direct access toward Biscayne Bay.

The frontage is the asset. The developers' announcement cites more than 300 feet along the river. In a neighborhood where most towers face other towers or a street, a long water edge controls outlook, light and the ground-level experience in a way that a mid-block site cannot.

River views are not bay views. The river is a relatively narrow, active channel lined with towers on both banks. Depending on floor and orientation, a residence may look along the river toward the bay, across it to downtown, or back over Brickell. Which exposures actually open to distant water is a stack-by-stack question the developer has not yet answered publicly.

Boating is plausible, not promised. The river leads downstream to Biscayne Bay, which is why announcement coverage emphasizes Miami's boating culture. Between the site and the bay, vessels pass beneath several river crossings, including drawbridges. Whether the project will offer dockage, and on what terms, has not been announced.

This stretch of the river has been one of Miami's most active development corridors, which is why the parcel was once part of a much larger assemblage (see the history below). Neighboring construction can shape views and conditions for years, so the surrounding zoning and pipeline deserve as much attention as the tower itself. How the project came together

From a riverfront assemblage to a Bugatti tower.

The short version: a slice of a larger planned development changed hands, the program grew, and a brand was attached. Each step matters to a buyer because it tells you where the project really stands — land secured, design announced, sales not yet open.

  1. Before 2025

    Part of One Brickell Riverfront

    The parcel was part of the One Brickell Riverfront assemblage assembled by Newgard Development Group and Two Roads Development, according to The Real Deal and Bisnow.

  2. 2025

    Under contract, pre-Bugatti plan

    Prosper Group and Versluys Group put the site under contract roughly 18 months before closing, The Real Deal reported. An earlier plan called for 158 units.

  3. August 2026

    Site acquired for a reported $50 million

    The partnership closed on the roughly one-acre, three-parcel site for about $50 million, according to The Real Deal and PROFILEmiami.

  4. September 2026

    Bugatti announced

    The developers revealed the Bugatti brand and a 183-residence program in mid-September, reporting a development value of about $650 million. Bugatti's own release followed on September 17. The official website opened a Priority List.

Architecture & the Bugatti design DNA

What it means to translate a car company's design language into a tower.

Bugatti describes its design DNA in three words — art, forme, technique — and says the Miami project is being shaped through that lens, from architecture and interiors to arrival, privacy and service. The useful question for a buyer is which parts of that are documented design intent, and which are marketing atmosphere.

Bugatti's design vocabulary has long emphasized sculpted surfaces, strong proportion and the marque's recognizable C-line. Reporting on the announcement describes architecture that draws on elements of that identity — a translation into built form rather than automotive branding applied to a building, as we read the released renderings.

Brandon Haw Architecture, the New York practice leading the design, is working with Yabu Pushelberg on interiors. Coverage of the developers' announcement reports that the architecture draws on elements of Bugatti's cars, including the marque's C-line, and that Yabu Pushelberg will carry references to the automaker's design language into the residential spaces.

The C-line is the sweeping curve that frames the side of modern Bugatti cars; Dezeen, citing Bugatti, describes it as a motif used on the marque's cars since the 1930s. In architecture, a signature curve like that tends to live at the scale of the facade — in frames, transitions and edges — rather than as a literal shape.

Dezeen also describes the released renderings as showing a tower divided into four distinct blocks separated by double-height spaces. That kind of massing breaks a 60-story shaft into readable segments and creates natural locations for shared amenity levels, although what those levels will contain has not been announced.

The renderings also show long, continuous horizontal balcony bands and deep glass, a composition that emphasizes the river-facing edge. Treat that as design intent, not specification: balcony depths, ceiling heights, glazing and outdoor area per residence are not published.

What to ask for once sales open

Architectural drawings, the finish schedule, balcony and ceiling dimensions, and how much of the brand's design language is contractually committed in the offering documents rather than shown in marketing.

The residential experience

A branded building is only as good as the company that runs it.

Bugatti has selected Rhodium as its exclusive global residential operating partner. According to Bugatti's release, Rhodium will shape service and the ownership experience from the outset, defined by white-glove butler service, discretion and personalization. Versluys Group has described the model as hospitality-driven.

That is a meaningful signal: the operator is being named at announcement rather than after construction. What has not been published is how the service will be structured and paid for — and in branded residences, that structure drives a large share of carrying costs.

Questions to have answered in writing before committing:

  • Which services are covered by association dues, and which are charged per use?
  • What is the term of the Bugatti brand license and the Rhodium agreement, and what happens if either ends?
  • Who employs the service staff, and how are those costs allocated among owners?
  • Are rentals permitted, and is there any operator-run rental program?

How to read the difference. An automotive brand brings design identity; a hospitality brand usually brings an operating system already proven in hotels. Bugatti's answer to that gap is to name Rhodium as a dedicated residential operator at the outset. The contrast with Anantara Residences Miami, another brand's first U.S. residence, is instructive: there the operator is the hotel brand itself.

Stage is a risk variable. A completed or rising tower can be inspected; a pre-launch tower is priced on renderings, a design team and a brand. Early buyers can sometimes secure better positioning, but they also carry more timeline and specification risk.
