Cipriani Residences Miami has topped off
In July 2026 the tower reached its full structural height of approximately 950 feet, and the development reported more than 80% of the 397 residences sold. The official website now shows a topped-off status with Q3 2027 occupancy.
Topping off means the concrete structure is complete to the top floor: the tower will not get any taller. It matters, because structural work is the phase most exposed to weather, labour and engineering risk. It is not the finish line — a topped-off tower can still be a year or more from a certificate of occupancy.

Cipriani Residences Miami is an 85-story, approximately 950-foot condominium tower at 1420 South Miami Avenue, at the gateway to the Brickell financial district. Mast Capital is the developer and Arquitectonica the architect, with an organic curved glass facade and nautical detailing drawn from the Italian Riviera, interiors by 1508 London and landscape by Arquitectonica GEO. It holds 397 residences and over 50,000 square feet of amenities.
This is the Cipriani brand's first ground-up residential development in North America. Cipriani is not lending its name to a lobby; it is the operator behind the resident restaurant, the dining service and the concierge. Whether that distinction holds in daily practice is something to evaluate rather than assume.

What are you actually buying when you buy a Cipriani address?
The Cipriani story begins at Harry's Bar in Venice in 1931, and the family has run hospitality businesses across four generations since. The house style is understated and staff-led — official materials describe the intent as the service standards established at Harry's Bar, applied to a residential building.
In ownership terms that means a private Cipriani restaurant for residents and their guests, around-the-clock dining in-home and in reservable private dining rooms, a Designated Director of Residences and a Cipriani concierge — a materially different arrangement from a building that happens to have a well-known restaurant downstairs.
What to evaluate before paying for a brand
What is included versus purchasable. Several services are marked on the official website as available for purchase rather than included. Knowing which column each falls into is the difference between a realistic carrying cost and a surprise.
What the service costs, and how long the brand is committed. What the assessments are, and how access works. Ask for the estimated budget, staffing levels and how the resident restaurant is funded — a dining operation exclusive to residents is a real service and someone pays for it. Then ask about reservation policies, guest access, minimums, and whether amenity use is restricted after turnover.
What does “more than 80% sold” actually mean for a buyer?
A useful signal, but not for the reasons it is usually cited — and not a reason to hurry.
It is a developer-reported figure at a point in time, generally including residences under contract that have not closed. It is not independently audited and does not itself tell you what is left — only that the shape of remaining inventory has changed, because late-cycle availability is rarely a random sample of the building.
- Fewer stacks and exposures to choose from. Popular lines and orientations tend to go first, so what remains may be concentrated in particular parts of the floor plate.
- More weight on specialty inventory. Larger residences, upper floors and penthouse-collection units often remain available longer, because the buyer pool is smaller.
What it does not mean: prices will not necessarily rise, what remains is not inferior, and it is no reason to contract quickly. Late-cycle inventory frequently includes some of the best homes in a building. Brickell, and what 1420 South Miami Avenue actually involves
Brickell is Miami's financial district and one of the few genuinely walkable dense neighbourhoods in the region. The address sits at its gateway, south of the Miami River, with the city to the north and the greenery of historic South Miami Avenue and Simpson Park to the south. Most daily errands are on foot: Brickell City Centre and Mary Brickell Village are close, Metromover connects free of charge to downtown, and Metrorail at Brickell station handles longer trips including the airport.
Density, views and the pipeline. Brickell is dense and getting denser, with several large towers in progress nearby including The Residences at 1428 Brickell. That means construction activity for some period, and a view that exists today may be affected by a future building unless something specific protects it. Ask what is entitled nearby before paying a premium for an exposure.
Use and resale. Brickell increasingly attracts full-time residents rather than seasonal owners, which affects building atmosphere and the rental market. And with a substantial luxury pipeline nearby, a future resale competes against both existing stock and newer deliveries — which argues for durable characteristics like floor height, exposure, layout and terrace over a specification the next building will match.
