Fisher Island real estate, explained for buyers: the ferry, the Club, the buildings and what ownership actually costs.
Independent buyer representation for Fisher Island condominiums, villas and the island's one new-construction project. Eligible buyers receive up to 50% of our buyer-agent commission back at closing.
One rule protects it: talk to us before you request a showing, register on a listing portal, or contact a listing agent or a developer sales gallery — here's why. Already inquired? Call anyway; we'll tell you honestly what is still possible.
What could you keep on a Fisher Island purchase?
Move the slider to your own price range. The starting figure is an illustration chosen for this page, not a statement about Fisher Island prices or averages.
Illustration only — not a quote and not a guarantee. There is no standard commission: compensation varies by listing and by transaction, and not every purchase makes buyer-agent compensation available. Any rebate depends on the compensation actually received, your buyer-representation agreement, lender and settlement requirements, and applicable law. We confirm the figure in writing before you commit.

Privacy by water, a finite supply of homes, and a Club at the center of daily life.
Fisher Island is a 216-acre private island directly south of Miami Beach, separated from the mainland by Government Cut and reached by ferry rather than by road. Buyers come for a kind of separation no gatehouse can replicate — and stay for an unusually complete private infrastructure. What makes it worth a careful buyer's time is that ownership here carries three layers of cost — and, for Club members, an approval process — that most Miami condominiums do not.
Separation by water
There is no bridge and no public road. Every arrival — residents, guests, staff, contractors — comes by ferry or by private vessel, with pre-arranged clearance. That is the island's defining feature and the source of most of its logistics.
Village scale, not tower scale
The Club's own history puts the island at about 800 residences spread across low- and mid-rise villages and three 10-story Palazzo buildings. Density is low; most buildings are ten stories or fewer.
A private club at the center
A nine-hole P.B. Dye course, a racquet club on four surfaces, two deep-water marinas, a beach club on the Atlantic, Spa Internazionale and seven dining venues — operated by the Fisher Island Club, separately from your condominium.
Minutes from South Beach and Brickell
The ferry terminals sit on the MacArthur Causeway. Once ashore, South of Fifth, Brickell and the airport are an ordinary Miami drive away — the island is remote in feel, not in distance.
A fixed amount of land
Six Fisher Island is marketed as the island's last developable parcel. Beyond it, new supply can only come from redevelopment, which makes the existing buildings — and their condition — the whole market.
The most expensive ZIP code story
ZIP 33109 is regularly reported as the highest-income or most expensive ZIP code in the United States. Treat that as context, not as a valuation: residences here range from compact marina-side plans to estate-scale waterfront homes.
Where Fisher Island is — and who actually governs it.
Fisher Island sits at the mouth of Government Cut, the shipping channel between Miami Beach and PortMiami. Across the channel to the north is South Pointe; to the west, the port's cargo and cruise terminals; to the south, Norris Cut and Virginia Key. The geography matters for views, for noise, and for one unresolved land-use question we cover below.
The ferry is the island's privacy. Understand it before you own here.
Most of what feels different about Fisher Island life runs through one operation: a private, 24-hour vehicle ferry across Government Cut. Residents describe the crossing as a few minutes; what takes planning is everything that has to be cleared, scheduled or sized to fit on it. The details below reflect the Club's published access page as reviewed on October 12, 2026; FICA Public Safety administers the system and its rules change.
Around the clock, all year
The ferry departs from Terminal Island Road off the MacArthur Causeway. On weekday mornings three ferries run the resident route at 10-minute intervals; at other times two ferries run every 15 minutes, through the night and on weekends. The Club's history page describes a six-boat fleet and a crossing of about seven minutes.
Two mainland terminals
Residents and guests use Terminal West at 190 MacArthur Causeway during weekday daytime hours; evenings, overnight and weekends the resident route shifts to Terminal East at 112 MacArthur Causeway, which also handles employees and commercial traffic. Confirm the current pattern before you plan a late arrival.
No walk-ups
Every guest needs pre-arranged security clearance before boarding. For owners who entertain, that means naming guests in advance and understanding your building's and the Club's guest policies — both of which can limit how often and how long non-owners stay.
Size limits and registration
The ferries accept private vehicles under 24 feet long and 8 feet wide, designated commercial vehicles of the same size, and members' vehicle-and-trailer combinations under 40 feet. Vehicles cross with pre-arranged security clearance. On the island, golf carts are the everyday vehicle; cart and car parking are assigned residence by residence.
Renovation runs on the ferry schedule
Employees and contractors use a separate weekday route from the Parcel 8 ramp to Terminal East. Tradespeople, materials and deliveries all cross by ferry, which lengthens renovation timelines and raises costs compared with the mainland. Budget for it, and confirm your building's contractor hours and approval process.
Vessels, and the helicopter question
The island's two marinas accommodate yachts, including very large ones at the Vanderbilt Marina. Helicopter and seaplane access are often mentioned in listings; the Club's access page lists only the ferry and private vessels, so confirm any air arrangement with FICA before you count on it.
What the ferry means for a buyer's checklist. Household staff, nannies and caregivers need clearance and may need parking on the mainland side; furniture deliveries and movers must fit the vehicle limits or be scheduled through commercial channels; emergency response is coordinated with county services across the water. None of this is a defect — it is the mechanism of the island's privacy — but it should be experienced before you commit, ideally on an ordinary weekday rather than a showing arranged around it.
Three generations of construction, and why the generation matters more than the name.
Fisher Island was built in waves. The villages of the late 1980s and 1990s share Mediterranean-revival architecture and low-rise scale but differ in setting, size and association history. The Palazzo generation, from the late 2000s to 2019, brought 10-story buildings with larger plans and heavier amenity budgets. Six Fisher Island is the only new construction. Below, every community we have a dedicated guide for links to it; for the others, we describe what is commonly reported and verify specifics for you residence by residence.
Village generation · late 1980s to 1990s
Bayside Village
A collection of low-rise buildings of up to about six stories near the marina, with roughly 110 residences of generally two to four bedrooms. Larger interiors relative to price than much newer product; original-condition and renovated units trade side by side.
Bayside Village buyer guide →Oceanside
The island's established beachfront community: several separate buildings, the tallest about ten stories, with roughly 134 residences. Exposure is everything here — direct versus angled ocean frontage, floor and line change what a residence actually sees.
Oceanside buyer guide →Bayview
A mid-rise, multi-building community near the marina and golf course, with large luxury plans and water, golf, island or skyline exposures that vary by building and line. Public records disagree on exact dates and counts; we confirm them per building.
Bayview buyer guide →Seaside Village and Seaside Villas
Low-rise beachfront communities on the Atlantic shore from the same era as Oceanside, commonly described as village-scale buildings and villa-style residences with direct beach proximity. Building count, dates and plan sizes should be taken from each association's declaration, not from listings.
Ask us about Seaside →Marina Village and Harborview
The island's most compact residences: Marina Village is commonly reported as three low-rise buildings completed in stages around 1987–1990 with plans from studios to two bedrooms, directly on the marina; Harborview is a small low-rise cluster nearby, commonly reported as built in 1989. Often the island's most accessible price points.
Ask us about the marina villages →Villa del Mare, the estates and the Club cottages
Villa del Mare is a further village-era community; Valencia Estates and Links Estates are two small single-family enclaves inside the FICA structure, each with its own homeowners' association; and the Club operates hotel-style cottages on the Vanderbilt grounds. Each is a different ownership form with different documents.
Ask us about houses on the island →Palazzo generation · late 2000s to 2019
Palazzo del Mare
The first of the Palazzo buildings, a ten-story Kobi Karp–designed building by Fisher Island Holdings on the island's northern side, commonly reported as completed in the late 2000s with a few dozen large residences. It set the template the two later Palazzos refined: bigger plans, deeper terraces, a building-specific amenity floor.
Ask us about Palazzo del Mare →Palazzo del Sol
Completed in 2016 by PDS Development with Kobi Karp architecture, a ten-story building of fewer than fifty large residences on the bay side near the marina. Reported sales set island records at the time. It is the closest comparable to Palazzo della Luna and is usually evaluated alongside it.
Ask us about Palazzo del Sol →Palazzo della Luna
Fifty residences across ten stories, completed in 2019 — the newest completed building on the island, with generally three- to seven-bedroom plans and a building-specific service program distinct from the Club. Floor, line and orientation matter enormously in a boutique building of this size.
Palazzo della Luna buyer guide →
Same island, very different residences.
A marina-side one-bedroom from 1988 and a 6,000-square-foot Palazzo residence from 2019 are both “Fisher Island condos.” They share a ferry and a Club and almost nothing else: not the plan, not the systems, not the assessment, not the diligence file. That is why this guide compares generations rather than ranking buildings, and why we underwrite the specific residence rather than the address.
- VillagesLow-rise, late-1980s and 1990s construction; the island's broadest price range; milestone-inspection and reserve questions now squarely in play.
- PalazzosTen stories, large plans, building-level amenities and staff; higher assessments that buy newer systems and services.
- New constructionSix Fisher Island only — developer documents, deposits and registration rules, covered separately below.

What changes when you move from a village to a Palazzo — and what doesn't.
The table is qualitative by design. Fees, reserves and rules are set by each of the island's associations and change every budget cycle; the right numbers come from the documents for the residence you are considering, not from an island average.
| Factor | Village generation | Palazzo generation | Six Fisher Island |
|---|---|---|---|
| Era and height | Late 1980s to 1990s; mostly low-rise, a few buildings around ten stories | Late 2000s to 2019; ten stories | Under construction; completion reported for late 2026 to 2027 |
| Residence size | Widest range on the island, from compact marina plans to large multi-bedroom layouts | Large to very large; generally three bedrooms and up | Estate-scale; three to eight bedrooms, marketed from about $15 million |
| Setting and views | Beachfront, marina, golf and bay settings by community; exposure varies building by building | Waterfront bay and marina orientations; exposure by line and floor | Waterfront on the island's northeastern tip; exposures differ by line |
| Ownership costs | Building assessment plus FICA plus optional Club; building assessments vary widely with age, size and reserve posture | Higher building assessments that fund newer systems, amenities and staff; FICA and Club on top | Developer-estimated budget until turnover; Club initiation treatment per the developer's disclosure; FICA and Club dues separate |
| Diligence focus | Milestone inspection status, structural integrity reserve study, reserve funding, insurance, renovation history | Reserve funding against a newer but amenity-heavy budget; service contracts; warranty transitions | Prospectus, declaration, deposit terms, developer amendment rights, delivery timing, registration rules |
| Who it tends to suit | Buyers who want the island for less than a Palazzo price, or who prize low-rise scale, beach or marina proximity, or renovation upside | Buyers who want newer construction, larger plans and building-level service without new-construction risk | Buyers at the top of the market who accept construction and contract risk for a new, estate-scale residence |
Era, height and residence-size descriptions summarize our own building records for Bayside Village, Oceanside, Bayview and Palazzo della Luna, the Six Fisher Island sales presentation as reported on our project guide, and commonly reported third-party descriptions for the remaining communities. Treat them as orientation, not as facts about a specific residence.
Six Fisher Island: the island's one new project, and why the order of contact matters there.
What it is
The Residences at Six Fisher Island is a 50-residence waterfront condominium on the island's northeastern tip, marketed as its last developable parcel. The legal developer is PRH Parcel 7 Owner, LLC, which uses the marks of The Related Group, BH Group and Fisher Island under license. Architecture is by Kobi Karp; interiors by Tara Bernerd & Partners.
- Fifty residences of three to eight bedrooms, publicly marketed from about $15 million; estate-scale plans beginning around 3,900 interior square feet.
- Under construction, with completion reported for late 2026 to 2027; delivery is governed by the purchase contract, not by press coverage.
- Club membership: owners approved by the Fisher Island Club as lifetime members receive the membership at closing with the developer paying the initiation fee only; annual dues, assessments and use charges remain the owner's cost, per the developer's disclosure.
- Ferry, FICA and Club costs sit outside the condominium budget and are not paid by the developer.
Why we ask you to call first
Developer broker-registration procedures can affect whether an outside buyer representative is recognized after a buyer has already registered, inquired or visited a sales gallery directly. Those procedures are project-specific, not universal.
- We establish your representation and confirm the compensation structure in writing before the developer's procedures become a factor.
- We review the prospectus, declaration, budget, deposit schedule and amendment rights against the marketing — the documents govern, not the renderings.
- We never blend new-construction asking prices into a view of the resale market: the two are different products with different economics.
- Already registered or toured? Tell us exactly what happened; we will tell you honestly what remains possible.

Three bills and a Club application: what a Fisher Island residence costs beyond the price.
The purchase price is the most visible number and often not the decisive one. Island ownership stacks a building assessment, a master-association assessment and, for most owners, an elective Club membership with its own entry cost and dues — plus ferry, cart, slip, storage and parking items that are residence-specific. Here is how the layers fit together and where the figures come from.

The Fisher Island Club is not your condominium.
The Club — the Vanderbilt mansion and grounds, The Links, the racquet club, the beach club, the marinas, the spa and the restaurants — is an equity club that owns and operates its own facilities. Your association does not own them and does not budget for them. Membership is available to Fisher Island property owners; it is a separate application, not an automatic consequence of buying a residence.
- EntryA one-time equity contribution, set by the Club and subject to change. The Club publishes its current membership terms through its membership office, which is the only reliable source for the amount in effect when you buy.
- ProcessApplication with references, a background check, membership-committee review, a posting period for member comment and final board approval — by the Club's published description, several weeks at minimum, longer for international applicants.
- OngoingAnnual Club dues and assessments; an optional golf membership for an additional annual fee; cart fees; dining, spa, dockage and other use charges billed as incurred.
Fisher Island Club grounds — photograph of existing island facilities, which are separately operated and are not condominium amenities
Building association
Operations, staff, insurance and reserves for your building, allocated per the declaration. Between a 1988 village and a 2019 Palazzo the monthly figure can differ several-fold; within one village it differs by residence. Only the current budget and your unit's allocation tell you the number.
FICA master assessment
Every owner becomes a member of the Fisher Island Community Association on taking title. Its assessment funds the ferry, public safety, public works, landscaping and shared infrastructure. Recently published figures run well into five figures per year; request FICA's current budget, assessment schedule and special-assessment history, and ask about its litigation exposure.
Club membership
Elective, but central to island life: equity contribution, annual dues, optional golf and use charges. Some buildings expect membership and some sellers' memberships are treated differently on transfer. Confirm whether the purchase includes, requires or merely permits membership, and how transfer works, before you go hard on a deposit.
Taxes
Miami-Dade County ad valorem taxes with no municipal millage, reassessed to market value after a sale. Homestead relief applies only to a permanent Florida residence. Deeds for condominiums in Miami-Dade also carry the county's documentary-stamp surtax that single-family homes do not; who pays it is negotiated in the contract.
Insurance
The building's master policy covers the structure and common elements; you insure your unit's interior, contents and liability, and most lenders require flood coverage on a barrier island. Master-policy premiums and deductibles flow into the association budget, so the building's insurance story is part of your cost of ownership.
Residence-specific items
Golf-cart space and charging, car parking, storage, marina slip rights, move-in and application fees, transfer fees, and any pending or approved special assessment. These are assigned or recorded per residence and are often where two otherwise similar units separate on value.
Underwrite the building, the master association and the Club — not just the residence.
Florida's post-Surfside condominium framework applies squarely to most of the island: structural integrity reserve studies for buildings of three or more habitable stories, and milestone structural inspections once a building reaches 30 years (25 at local option). The village generation is at or approaching those thresholds now. Add FICA's documents and the Club's terms, and a Fisher Island file is roughly three times the size of a mainland one. Use the whole inspection period.

Resale buyers receive the association documents at the seller's expense under Florida's condominium statute, and the Florida Realtors condominium rider lets a buyer ask, by contract, for a year of board minutes, insurance declarations and completed inspection reports. Those requests are negotiable, so make them in the offer rather than after it. We coordinate the review with qualified professionals — we do not give legal, engineering, insurance or tax conclusions, and we make sure the right documents are actually read before you are committed.
Financing an island condominium brings its own review: lenders underwrite the association's budget, reserves, insurance and litigation as well as the borrower, and some older or amenity-heavy associations draw additional scrutiny. Cash purchases are common here, which does not make the diligence optional. See our Florida condo financing rules guide and the Miami resale condo buyer guide for the process end to end.
Why two residences on the same island can be ten million dollars apart.
Island price-per-foot figures are among the most quoted and least useful numbers in Miami real estate, because they blend studios and estates, 1988 and 2019, interior and terrace. The factors below are what actually move value here; we price a specific residence against closed sales for its building and line, not against an island average.
Building and generation
A Palazzo residence and a village residence of the same size are different products with different systems, services and assessment profiles. Compare within the generation first.
Age and condition
Original 1980s interiors, partial updates and full gut renovations trade side by side in the villages. Verify what was done, when, by whom and with which permits — renovation on the island is slower and costlier than on the mainland.
Interior area versus terraces
Deep terraces are a signature of the island's newer buildings. Make sure a quoted square footage separates conditioned interior area from terraces and lanais before you compare it to anything.
Exposure and view
Ocean, Government Cut and skyline, marina, golf or interior garden: each carries a different premium, and floor height changes the calculus again. No view is guaranteed, and the west end's future use is an open question.
Scale and exclusivity
Boutique buildings of a few dozen residences, penthouse and combination plans, and full-floor layouts command premiums that per-foot averages hide.
Ownership obligations
Two residences at the same price can carry very different monthly assessments, special-assessment exposure and membership expectations. The lower-priced unit is not always the cheaper one to own.
Why this page does not publish medians. Fisher Island records a small number of closed sales each year across very different property types, and MLS data carries publication restrictions. A single island median would mislead more than it informs. When you are weighing a specific residence, we prepare a current comparable-sales analysis for that building and line and walk you through it.
Is Fisher Island right for you?
The island is a specific choice, not a default. Here is the honest version of whom it suits — and who will likely be happier across the water.
Privacy, club life and water on every side
- Controlled access that no mainland gatehouse can match
- A private club as the center of your social and sporting life
- Beach, marina and golf within a golf-cart ride
- Lock-and-leave ownership in a managed, staffed environment
- Proximity to Miami Beach and Brickell without living in them
- A finite island where supply cannot meaningfully grow
Spontaneity, low overhead and minimal governance
- Spontaneous guests, deliveries and errands without clearance or a ferry
- The lowest possible carrying costs — three assessment layers are the price of the structure
- Short-term rental income; building and Club policies can restrict it
- A fast, inexpensive renovation
- Nightlife and restaurants at the front door, rather than a crossing away
- A brand-new tower with a long menu of choices — there is one new project, and it is estate-scale
Most island buyers weigh at least one of these. Compare like with like.
None of these is better in general. The useful differences are access, the role of a club, the housing stock and what daily life actually requires. The rebate approach is identical across all of them.

Eligible buyers receive up to 50% of our buyer-agent commission back at closing. Whether a rebate exists on a particular purchase, and how much, depends on the buyer-broker compensation actually received by our brokerage, your written buyer-representation agreement, lender and settlement requirements, and applicable law. We confirm the figure in writing before you commit. On a financed purchase, the lender must approve how a credit appears on the closing statement.
The order you do things in can decide whether you keep it. The moment you request a showing, register on a listing portal, submit an inquiry form, or contact a listing agent or a developer's sales gallery directly, your inquiry may be routed to another agent, which can affect your representation options and potential rebate eligibility. Buyers who come to us first keep full representation and the possibility of a credit at closing when compensation is available. For Six Fisher Island, developer registration procedures make this especially important; our guide to developer broker-registration rules explains why the details matter.

Frequently asked questions
Is Fisher Island part of Miami Beach?
No. Fisher Island uses a Miami Beach mailing address and ZIP code 33109, but it is an unincorporated census-designated place governed by Miami-Dade County. County services, county zoning and county property taxes apply; there is no municipal layer. Public-school assignments for island addresses are set by Miami-Dade County Public Schools and should be confirmed for the specific address.
How do you get to Fisher Island?
By a private, 24-hour vehicle ferry from Terminal Island Road off the MacArthur Causeway, or by private vessel to the island's marinas. There is no bridge. Residents and guests use Terminal West (190 MacArthur Causeway) during weekday daytime hours and Terminal East (112 MacArthur Causeway) at other times; every guest needs pre-arranged security clearance. The Club describes the crossing as about seven minutes.
Does buying a residence include Fisher Island Club membership?
Not automatically. The Club is a separate equity club, and membership is a separate application available to Fisher Island property owners, with a one-time equity contribution, annual dues and an approval process that includes a background check and board review. Some buildings expect membership and transfer terms vary, so confirm whether a specific purchase includes, requires or merely permits membership before you commit. At Six Fisher Island, the developer's disclosure describes a lifetime membership granted at closing to owners the Club approves, with the developer paying the initiation fee only.
What does it cost to own on Fisher Island beyond the purchase price?
Three layers: your building's condominium assessment, the Fisher Island Community Association's master assessment, and, if you join, Club dues and use charges. Add county property taxes, insurance, and residence-specific items such as golf-cart space, parking, storage and slip rights. The figures vary several-fold across the island's generations and even within one community, so we model them from the current budgets for the specific residence rather than quoting an island average.
What is FICA?
The Fisher Island Community Association is the island's master association. Every owner becomes a member on taking title. It operates the ferry, public safety, public works and the island's shared landscaping and infrastructure, and bills its own assessment separately from your building. Request its current budget, assessment schedule and special-assessment history as part of your due diligence.
Which Fisher Island buildings are the newest?
Palazzo della Luna, completed in 2019 with 50 residences across ten stories, is the newest completed building. Palazzo del Sol was completed in 2016 and Palazzo del Mare in the late 2000s. The Residences at Six Fisher Island, fifty estate-scale residences on the island's northeastern tip, is under construction with completion reported for late 2026 to 2027.
Do milestone inspections and reserve studies apply to Fisher Island buildings?
Broadly, yes. Florida's structural integrity reserve study requirement applies to condominium buildings of three or more habitable stories, and milestone structural inspections apply once a building reaches 30 years, or 25 at local option. Most of the island's village-generation buildings date from 1986 to the early 1990s, so they are at or approaching those thresholds. Ask for the milestone inspection summary, the reserve study and the funding decisions behind the current budget for the specific building.
Can I rent out a Fisher Island residence?
Policies are set building by building, and the Club has its own guest-use rules. Many island associations restrict short-term rentals and limit guest stays. If rental income or frequent guests are part of your plan, we verify the current rules in the association's documents and the Club's policies before you offer, not after.
What should I know about the fuel terminal on the island?
A roughly 9.6-acre marine fuel terminal on the island's west end supplies PortMiami. In September 2025 a developer partnership bought it with announced plans to remove the tanks and build residences; Miami-Dade County, which wants to keep the fuel supply, authorized acquiring the site by eminent domain in October 2025 and announced in June 2026 that it would proceed after purchase negotiations ended. FICA and the Club have sued over the county's plans. As of October 12, 2026 the outcome was unresolved. It matters most for residences on that side of the island and for FICA's finances; we factor the current status into any analysis.
Can I renovate a residence on Fisher Island?
Yes, subject to your association's approval procedures and contractor rules, county permits, and the practical reality that every worker, tool and delivery crosses by ferry on a scheduled route. Renovation on the island is slower and more expensive than on the mainland. Confirm approval procedures, contractor hours and any seasonal restrictions before you price a project.
Can I finance a Fisher Island condominium?
Often, but lenders review the association as well as the borrower: budget, reserves, insurance, litigation and owner-occupancy. Some older or amenity-heavy associations draw additional scrutiny. Cash purchases are common on the island, which does not make the diligence optional. On a financed purchase, the lender must also approve how any rebate credit appears at closing.
Why doesn't this page publish Fisher Island median prices?
Because the island records a small number of closed sales each year across very different property types, and MLS data carries publication restrictions. A single median would blend marina-side plans with estate-scale residences and mislead more than it informs. We prepare a current comparable-sales analysis for the specific building and line you are considering instead.
Do I need a written buyer agreement?
Generally, yes. Under current MLS practice, a buyer's agent and buyer sign a written agreement before touring. It sets out the services and the compensation terms, which are negotiable, and it is where any rebate arrangement is documented. Read it carefully and ask questions before you sign.
Can I receive a buyer rebate on a Fisher Island purchase?
Eligible buyers receive up to 50% of our buyer-agent commission back at closing. A rebate is not automatic: it depends on the compensation actually received by our brokerage, your buyer-representation agreement, lender and settlement requirements, and applicable law. On Six Fisher Island, developer broker-registration procedures are project-specific, so involve us before you visit or register. We confirm the figure in writing before you commit.
