Buying at Mr. C Residences West Palm Beach? Keep up to half the commission.
The developer sets the price — you can't negotiate it down. But the developer pays a buyer-agent commission on every residence, and we rebate up to 50% of ours back to you at closing. On a residence at this level, that's often a five- or six-figure credit.
One rule protects it: talk to us before you contact the Mr. C West Palm Beach sales gallery or submit any inquiry to the developer — here's why. Already visited? Call anyway — we'll tell you honestly whether it can still be saved.
Illustration only. Commissions are set by the developer and vary by project; luxury new-development commissions in Miami often run higher than resale. Your exact rebate is confirmed in writing before you sign a contract.
At Mr. C West Palm Beach, the order you do things in decides whether you keep the rebate.
Mr. C Residences West Palm Beach is sold through the developer's sales gallery, with sales led by Douglas Elliman Development Marketing. The moment you register there, schedule a tour, or submit an inquiry without naming your broker, the developer may treat their in-house team as the procuring party — and refuse to pay an outside broker on your purchase.
Same residence. Same price. Same developer. The only difference is whether your agent is in place before you register — and whether that commission gets shared back to you.
The developer pays the same commission either way. Buyers who contact the sales gallery alone leave all of it on the developer's side. Buyers who come with us split it — and on a Mr. C West Palm Beach residence, half the commission is a meaningful amount of money.
One rule protects your rebate: call us first.
Before you visit the sales gallery, schedule a tour, or submit any form to the developer, contact us. We register you properly, accompany your first visit where required, and your rebate is protected from day one. It costs you nothing — it simply has to happen in the right order.
Already been in contact with the sales team? Don't assume it's lost. Depending on what you registered and signed, there may still be a path — but every additional contact makes it harder, so call before you do anything else.

West Palm Beach's first hotel-branded residences, rising at 320 Lakeview Avenue in the heart of downtown — a Mr. C property by Maggio and Ignazio Cipriani, the fourth generation of the legendary Cipriani family, developed by Terra with Sympatico Real Estate. A 110-room Mr. C hotel joins 146 private residences of one to four bedrooms, with architecture by Arquitectonica, interiors by Meyer Davis, and grounds by Landscape Design Workshop. Bellini, the family's signature Italian restaurant and rooftop, crowns the tower with views over Palm Beach Island and the Atlantic. Construction is underway with completion expected in 2027, and prices from roughly $2 million. (Exploring the Cipriani name in Miami? The separate Cipriani-branded tower in Brickell is covered on our Cipriani Residences Miami rebate page.)
146 homes, la dolce vita
One- to four-bedroom residences designed by Meyer Davis in the Mr. C aesthetic — old-world Cipriani sensibility in a contemporary downtown tower, two blocks from the Intracoastal with skyline, water, and Palm Beach Island views.
Four generations of Cipriani
The hospitality lineage that began at Harry's Bar in Venice, distilled into a residential address: hotel service, the Bellini restaurant and rooftop upstairs, and the discreet, personal style that defines Mr. C in New York, Beverly Hills, and Miami.
Downtown's walkable heart
Steps from the waterfront, Clematis Street, and the Kravis Center, minutes from Worth Avenue across the bridge — in the city where finance and culture are arriving faster than new luxury addresses can be built.
The parcel is small by branded-residence standards — 1.3 acres on Lakeview Avenue that previously held several buildings, among them a BB&T bank branch — which is part of why the program stacks into 27 storeys rather than spreading across a podium. Residences run one to four bedrooms at roughly 830 to 2,200 square feet, materially more compact than the Miami branded-residence norm, so this reads as a downtown address rather than a resort, and the buyer profile reflects that. The project is held through an ownership entity called Lakeview Hospitality Investments, LLC. The Mr. C brand itself is comparatively young: Ignazio and Maggio Cipriani, fourth-generation members of the family, opened the first Mr. C hotel in Beverly Hills in June 2011.

Mr. C West Palm Beach rebate questions
What is Mr. C Residences West Palm Beach, and who is developing it?
A 27-storey tower in downtown West Palm Beach that combines 146 private residences with a 110-key Mr. C hotel in the same building. Terra is developing it with Sympatico Real Estate. Arquitectonica is the architect, Meyer Davis designed the interiors and the amenity spaces, and Landscape Design Workshop of Boca Raton is the landscape architect. The brand is Mr. C, founded by brothers Ignazio and Maggio Cipriani, fourth-generation members of the Cipriani family. Robb Report has characterised the building as West Palm Beach's first hotel-branded residences.
Where exactly is Mr. C Residences West Palm Beach?
On a 1.3-acre site at 320 Lakeview Avenue in downtown West Palm Beach. The developer's own fact sheet gives the project address as 327 Okeechobee Boulevard — the parcel sits at the Lakeview and Okeechobee corner, so both are correct and either should find it in public records. The sales gallery is a separate address, 401 S. Olive Avenue. What this parcel offers is a downtown position rather than a waterfront one, which is unusual for a Florida branded residence: at 1.3 acres it supports one 27-storey tower with the Mr. C hotel and the 146 residences stacked inside it, instead of the spread-out resort plan a larger coastal site would allow.
How far along is construction at Mr. C Residences West Palm Beach?
Sales commenced in March 2024 through Douglas Elliman Development Marketing, and site demolition was underway by November 2024. Terra and Sympatico then closed a $285 million construction loan from New York-based Tyko Capital — backed by Elliott Investment Management and led by Adi Chugh — and broke ground in August 2025; the project was reported at roughly 70 percent presold at that point, a figure from August 2025 rather than a current count. Trade reporting puts expected completion in 2027, while Terra's own project page lists 2026, and no vertical-construction milestone has been published since the groundbreaking. Both years are announced targets, not commitments — we have the developer's current schedule confirmed in writing before you sign.
What amenities does Mr. C Residences West Palm Beach offer, and what is not included?
Food and beverage is anchored by three Cipriani-family venues inside the building: Bellini Restaurant, Bellini Café, and Bellini Rooftop, a private members' lounge at the top of the tower. Resident amenities include a garden-level lap pool with private cabanas, a poolside bar and lounge, Little C's Outdoor Playground, a fitness centre with dedicated yoga, Pilates and Peloton studios, a spa with sauna and steam rooms, a library, a business lounge, a billiards room and access to the hotel's rooftop pool and bar. Owners also receive portfolio benefits such as preferred hotel rates and dining privileges — but private club membership is not included with a residence purchase, which is worth knowing before comparing this to a club-model project.
I already contacted the Mr. C West Palm Beach sales gallery. Is my rebate gone?
Maybe not. It depends on whether you registered, what you submitted or signed, and the developer's broker-participation policy. Call us before doing anything else — in many cases there's still a path, but every additional contact with the sales team makes it harder.
How much could I actually get back on a Mr. C West Palm Beach residence?
It depends on the contract price and the commission the developer is paying on that residence. Use the calculator above for an estimate — on luxury pre-construction the developer commission is often higher than resale, so half of it can be a five- or six-figure credit. We confirm your exact figure in writing before you sign.
When do I actually receive the rebate?
At closing, when the building delivers — which on pre-construction can be a few years after you sign. Commissions are paid by the developer at (or around) closing, so that's when the rebate is paid to you. The amount is locked in writing when you contract, so you know the figure years in advance.
Does using a rebate agent change my price, residence, or standing with the developer?
No. The developer never pays more because of it — the commission is the same whether we keep all of it or share it with you, and the rebate comes entirely from our side. Your pricing, residence selection, and contract terms are unaffected.
Can international buyers get the rebate?
Yes. International buyers purchase the majority of Miami pre-construction, and the rebate works the same way — typically as a credit at closing. Cross-border tax treatment varies, so confirm specifics with your tax advisor. Hablamos español: versión en español.
