The project

Viceroy's first standalone residential building, at the mouth of the Miami River.

Viceroy Brickell sits at the gateway of Brickell Avenue and the Miami River, inside the One Brickell assemblage, with direct access to the riverfront promenade. It is a 45-story glass tower by Arquitectonica, with interiors by Meyer Davis Studio and landscape by ArquitectonicaGEO, developed by 444 Brickell Two, LLC — a partnership of Related Group and GTIS Partners.

What makes it unusual is not the design pedigree, which Brickell has in quantity. It is that Viceroy Hotels & Resorts chose this building for its first standalone residential project — no hotel component, no shared keys, just a residential building operated by a hospitality company. That is a different proposition from a condo with a restaurant in the lobby, and it shows up in the service program rather than in the architecture.

The building holds 442 tower residences and 56 city flats, topped by two levels of penthouses. Tower residences run studios through two bedrooms, roughly 485 to 1,286 square feet, with three-bedroom layouts appearing at the penthouse levels. Every residence has a glass-railed balcony reachable from both the living room and the bedroom, and floor-to-ceiling impact glass throughout.

Why this building is different right now

Most of Brickell is selling drawings. This one is finished.

Developer materials dated January 2026 describe Viceroy Brickell residences as ready for immediate occupancy. Almost everything else being marketed at this price point in Brickell is two to five years from delivery.

That distinction is worth more than it sounds. When you buy pre-construction, you are underwriting a set of assumptions: that the view from the 31st floor will be what the rendering suggests, that the finish level will survive value engineering, that the maintenance budget will land near the projection, and that the delivery date will hold. Those assumptions are usually reasonable. They are still assumptions, and you carry them for years.

At Viceroy Brickell you can replace most of them with observation. You can stand in the actual residence, at the actual ceiling height, and look at the actual view. You can see how the light works in the afternoon on a south line versus a north line. You can read a maintenance-fee schedule that has already been adopted rather than one that is proposed. And you can compare two residences on two different floors on the same afternoon, which is the single most useful thing a buyer can do and is impossible on a project that has not been built.

We are careful with the language here. Ready for immediate occupancy is not the same as fully delivered or sold out, and we do not claim either. What we can say is that the product exists and can be inspected, and that changes how you should approach the decision.

Three genuinely different products inside one address.

Buyers tend to arrive thinking about price per square foot. At Viceroy Brickell the more useful first question is which of the three components you actually want, because they live differently.

Tower Residences

The main volume, floors up through the penthouse levels. Nine-foot ceilings, open-concept layouts, studios through two bedrooms at roughly 485 to 1,286 square feet, each with a glass-railed balcony accessible from both the living room and bedroom.

North lines look toward the Miami River, Biscayne Bay and the ocean beyond; south lines face the Brickell skyline. The difference in feel between the two is significant and does not read on a floor plan.

56 residences

City Flats

A separate, lower component fronting the street, and the most distinctive product in the building. Ceiling heights of 13 and 19 feet rather than nine, which produces a loft-like volume you will not find in the tower at any price.

These suit a buyer who wants architectural space over elevation and view. They are worth seeing in person before you decide against them on paper.

Two levels

Penthouses

Two full penthouse levels cap the tower, with three-bedroom layouts appearing at this tier and eleven-foot ceilings on the top level. Several penthouse lines are modified combinations rather than straight stacks of the floors below.

Because the plans differ from the tower typicals, penthouse pricing and maintenance figures need to be requested residence by residence.

Developer materials describe one year of complimentary membership to the Grand Bay Beach Club, on the sand at Key Biscayne, roughly fifteen minutes from Brickell Avenue. Club privileges described include direct beachfront access, a beachside heated pool, towel, umbrella and lounge service, food and beverage at both pool and beach, a members clubhouse, a fitness and wellness center with Jacuzzi and steam, a children's pool and playground, private cabana rentals and complimentary valet.

We flag the duration deliberately. It is one year, not a lifetime membership, and what happens at renewal is a fair question to put in writing before you contract. It is a genuine lifestyle benefit and a reasonable tiebreaker between two buildings; it is not a reason to choose a residence.

The number you are quoted is not the number you will pay.

Because the building is complete, Viceroy Brickell has an adopted maintenance-fee schedule rather than a projected budget. That schedule contains a detail most buyers are never walked through.

Maintenance fees at Viceroy Brickell are published in two forms: a figure excluding reserves and a figure including them. Reserves are the money set aside for future structural and component replacement — roofs, elevators, facade, the items that become special assessments when they are underfunded. Florida has tightened reserve requirements substantially since 2022, and the reserve-inclusive number is the one that reflects what a fully funded association actually costs to run.

The figure quoted in a sales conversation is almost always the lower one.

The reserve-inclusive figure runs consistently about 17% above the non-reserve figure — not as a range, but at essentially the same ratio on every residence in the schedule. A residence quoted at $1,415 a month is closer to $1,656 once reserves are funded. Across a two-bedroom held for five years, that gap is roughly $14,000.

How to use this

Ask for both figures on the specific residence, in writing, before you go under contract. Then compare like with like: a competing building quoting a lower fee without reserves may be more expensive than Viceroy Brickell once both are stated on the same basis, and a building with no adopted schedule at all is quoting you an estimate.

The examples above are drawn from the current combined schedule and are illustrative. Fees vary by residence, larger residences carry proportionally higher assessments, and the schedule is subject to change by the association. We do not publish a unit-by-unit table, because the only figure that matters to you is the one attached to the residence you are actually considering.

Furnished residences

Developer materials described a limited-time program pairing designer-furnished residences with a credit toward two years of maintenance fees. Separately, residence-specific furniture packages exist for a number of floor plans.

Useful if you want to move in or list quickly, or you are buying a second home and do not want a six-month furnishing project. Not every residence is furnished, and neither the program nor any specific package should be assumed.

January 2026

Leaseback program

Developer materials documented a voluntary leaseback under which a residence was leased back to the developer for a fixed term and enrolled in a managed rental program, with maintenance fees, insurance and property taxes remaining the owner's responsibility.

It was offered for a limited period on new contracts, participation was optional, and terms were set in a formal lease agreement. We do not present it as currently available or as a projected return.

Deposit and closing

Earlier launch material showed a staged pre-construction deposit structure; January 2026 material described a total of 20% deposit until closing. Neither should be treated as the structure that applies to you.

Because the building is complete, purchase terms are a near-term closing question rather than a construction-schedule question. Current deposit and closing terms should be confirmed in writing for the specific residence.

What we will do: put each of these in writing with the developer for the residence you are considering, before you sign anything, so that you are relying on current terms rather than on a flyer or on anyone's recollection.

Viceroy Brickell occupies the northern edge of Brickell Avenue at the Miami River, within the One Brickell assemblage, with direct access to the riverfront promenade. It is the hinge point between Brickell's financial core to the south and Downtown across the river to the north.

Practically, that means Brickell City Centre, the Michelin-starred and river-front restaurant cluster, the Metromover and the Underline are within walking distance, while the Rickenbacker Causeway to Key Biscayne, I-95 and the airport are a short drive. That is the practical difference between Viceroy Brickell and most of what is being marketed in Brickell right now: you can walk the actual residence, stand on the actual balcony, see the actual view line from the actual floor, and read a real maintenance-fee schedule rather than a projected budget. We do not describe the building as fully sold or fully delivered, because that is a separate question from readiness and we have not independently verified it.

What do residences currently cost?

Developer inventory has been described as beginning in the $600Ks. We do not publish unit-by-unit pricing on this page, because pricing sheets go stale quickly and a stale price is worse than no price. Availability, exposure and pricing change week to week, so we pull current developer inventory when you ask and send it with the corresponding maintenance figures attached.

How much is the buyer rebate, and how does it work?
