Six Fisher Island occupies the final developable parcel of the approximately 216-acre private island — roughly six and a half waterfront acres with approximately 650 feet of shoreline, per the developer's sales presentation. It is the island's final developable parcel — the last site available for a new building of this kind.
That matters more here than in most markets. Fisher Island's land supply is effectively fixed, its access is controlled by ferry, and ownership is intertwined with a private club. Fifty residences — three to eight bedrooms, marketed from $15 million — is a scale closer to a collection of waterfront estates than to a conventional Miami condominium, and the ownership questions it raises deserve independent, buyer-side analysis rather than sales-gallery answers.
Construction is in advanced stages, with completion currently reported for late 2026 to 2027; delivery is governed by the purchase contract and the developer's documents, not by press coverage. The window in which representation can still be structured cleanly is the one that remains before you register.
Residence count, bedroom range and the 650-foot shoreline are stated in the developer's sales presentation. *That presentation does not state a floor count; ten stories reflects press reporting. Dimensions are approximate and the developer's prospectus controls.
The Residences
Estate-scale plans, not apartment plans.
Current project materials reflect estate-scale plans beginning around 3,900 interior square feet and running past 5,000, with combination residences extending beyond 7,700 — offered in three- to eight-bedroom configurations. Ceilings of approximately ten feet and floor-to-ceiling glass carry the water into the plan; terraces approximately fifteen feet deep extend the living areas outdoors, a genuine distinction from the shallow balconies of most Miami floor plans.
Residence lines 02, 02C, 03, 04, 04C, 05 and 06 — plus combination residences — offer meaningfully different exposures, terrace geometries and service layouts. Which line you choose matters as much as which floor.

Interiors are by Tara Bernerd & Partners, the London studio known for residential work that reads as designed for living rather than for renderings. The Island
Fisher Island, explained for buyers.
Fisher Island is a private island of about 216 acres directly south of Miami Beach — a 1920s Vanderbilt estate that became one of the most exclusive residential communities in the United States. There are no bridges and no public roads: people and vehicles arrive by ferry, operated by the Fisher Island Transportation Department.
The island's private infrastructure is organized around the Fisher Island Club: a nine-hole golf course, tennis, a spa and fitness center, dining and event spaces, a beach club on the Atlantic, and a deep-water marina. These are island establishments used by residents at their own cost — a structure every buyer should understand before contract, and one we walk through in detail below.
The ferry is best understood as an ownership consideration rather than a defect: it is the mechanism of the island's privacy. Guest procedures, vehicle transport and service logistics all run through it, and its costs are separate from the condominium budget and are not paid by the developer.

The Club, precisely
What ownership does — and does not — include.
The Fisher Island Club is central to the island's appeal, and it is where marketing shorthand most often misleads. The developer's own disclosure draws careful lines. So should you.
Included at closing
Owners approved to become lifetime members of the Fisher Island Club are granted the lifetime membership on closing, subject to meeting and maintaining all of the Club's eligibility requirements. The developer pays the lifetime membership initiation fee only.
Decided by the Club
The Club — not the developer — determines membership eligibility. The developer has no control over the Club's eligibility requirements, and the membership cannot be redeemed for cash.
Not included
The developer does not pay annual Club dues, Club assessments, or any use and service charges — dining, spa, dockage, golf, catering and the rest remain the member's own cost, outside the condominium budget.
Separately operated
The Club's facilities and other island establishments are not condominium amenities. They are operated independently, used by residents at their own cost, and are distinct from what your association owns and budgets for.
Summarized from the developer's published disclosure. "Club membership is free" is not an accurate description of this structure — and understanding the difference is part of what independent buyer representation is for.

The Economics
The economics of buyer representation at Six Fisher Island.
A buyer's economics here are not limited to the contract price. Depending on the transaction, they include the deposit structure, closing costs and developer charges, optional upgrades, financing terms, the Club's initiation treatment and ongoing dues, condominium assessments, ferry and service costs — and the buyer-agent compensation the developer has already priced into every sale.
That last item is the one buyers most often leave unexamined. When a developer-paid buyer-agent commission applies to the transaction, how your representative handles that compensation can materially affect your economics.
Jordan Real Estate has been advised that Six Fisher Island currently offers a 5% buyer-agent commission. If a participating transaction pays us 5% and the buyer is eligible for the maximum 50% rebate, the rebate equals 2.5% of the purchase price — $500,000 on a $20,000,000 residence, credited at closing.
