At Anantara Miami, the order you do things in decides whether you keep the rebate.

Anantara Miami Resort & Residences is being sold through the developer's exclusive sales team, ONE Sotheby's International Realty, with public sales expected to launch later in 2026. The moment you register, schedule a tour, or submit an inquiry without naming your broker, the developer may treat their in-house sales team as the procuring party — and decline to pay an outside broker on your purchase.

The price is the developer's, and it's the same whether or not you bring your own agent. The only real difference is whether your representation is in place before you register — and whether that commission gets shared back to you.

The developer pays the same commission either way. Buyers who contact the sales team alone leave all of it on the developer's side. Buyers who come with us share it — and on an Anantara residence, half the commission can be a meaningful amount.

About the residences

Anantara Miami Resort & Residences

Announced for 3601 Biscayne Boulevard in Edgewater — a planned 50-story, 650-foot mixed-use tower from One Thousand Group (One Thousand Museum, Villa Miami) in partnership with Minor Hotels, marking the Anantara brand's debut in the United States. Architecture is by Kohn Pedersen Fox (KPF) and ODP Architecture & Design, with interiors by Patricia Urquiola — her first residential project in the U.S. Pricing, floor plans, and the deposit schedule have not been publicly released; sales are expected to launch later in 2026 through ONE Sotheby's International Realty.

100 condos, 120 resort residences

The tower is planned to include 100 private branded condominium residences, 120 resort residences whose owners may make them available to hotel guests, and 50 five-star boutique hotel suites. The hotel is planned for the first three tower floors, with the resort residences and private condominiums above.

A vitality and longevity concept

Anantara — meaning ‘without end’ in Sanskrit — brings a wellness-driven concept to Edgewater, with a dedicated vitality center focused on movement, nutrition, and recovery, and wellness programming planned across the podium levels for both hotel and condominium residents.

DESIGN & LOCATION

KPF design over Biscayne Bay

Designed by KPF and ODP with interiors by Patricia Urquiola, the tower sits at the convergence of Edgewater, the Design District, and Wynwood — described by the developer as the first in the area with unobstructed northern views over Biscayne Bay — near Pérez Art Museum Miami, the Frost Museum of Science, and the Adrienne Arsht Center. A private rooftop helipad is among the planned features.

We register & represent you

We register you with the developer the right way, arrange your private appointment, review the contract and deposit schedule, and represent your interests through reservation, hard contract, and construction.

STEP 03

You collect at closing

When the building delivers and you close, up to half of the developer-paid commission comes back to you — often a significant five- or six-figure credit on a residence at this level.

Is Anantara Miami accepting reservations?

Sales are expected to launch to the public later in 2026 through ONE Sotheby's International Realty, and reservation availability will be confirmed as details are released. The best move is to reach us before you contact the sales team — we'll tell you the current status and make sure your representation, and your rebate, is in place from the start.

When will Anantara Miami be completed?

A completion timeline has not been publicly announced. Luxury pre-construction in Miami typically delivers a few years after sales launch, but we don't guess at dates — we'll share the developer's official schedule with you as it's released.

What's the difference between the resort residences and the private residences?

As currently reported, the tower is planned with 100 private branded condominium residences alongside 120 resort residences whose owners may make them available to hotel guests, plus 50 hotel suites. In short, the private residences are traditional condominium ownership, while the resort residences are designed so an owner can place them into the hotel program when they wish. Exact terms, fees, and rules will be defined in the developer's offering documents as details are released.

Can I receive a buyer rebate on a pre-construction condo?

Often, yes. On pre-construction, the developer pays a buyer-agent commission, and we rebate up to half of ours back to you as a credit at closing when permitted by your agreement and, where financing is involved, your lender. The exact rebate is confirmed in writing before you sign a contract. A rebate is never guaranteed and depends on the developer-paid commission actually paid on your residence.

Do I pay extra to use TheBuyerRebate.com?
