Brickell Key is a triangular, man-made island of roughly 44 acres in Biscayne Bay, master-planned and largely built by Swire Properties over more than four decades. Its residential inventory is eleven condominium buildings completed between 1982 and the mid-2000s — there are no single-family homes and no townhome streets — alongside the Courvoisier Centre office building and a small cluster of island conveniences. A landscaped baywalk rings the perimeter, a central green gives the island its shared open space, and everything arrives and departs across one guarded bridge. The island is essentially built out: the one exception is The Residences at Mandarin Oriental, Miami, Swire's pre-construction project planned for the island's southern point at One Island Drive.

As a market, Brickell Key is an established resale island. Residences run from studios and one-bedrooms in the earliest towers to large plans and penthouses in the newer ones, and condition varies widely — original interiors and fully renovated residences trade side by side, often in the same line.
