Buying at Faena Residences Miami? Keep up to half the commission.

Faena's first standalone residential project rises where the Miami River meets Biscayne Bay — two riverfront towers joined by a Sky Bridge, across the water from Brickell City Centre. The Faena sales team represents the development. Jordan Real Estate represents you. Eligible buyers receive up to 50% of our buyer-agent commission back at closing.

One rule protects it: talk to us before you visit the Faena sales gallery, register online, or submit any inquiry to the developer — here's why. Already registered? Call anyway — we'll tell you honestly whether it can still be saved.

At Faena Residences Miami, the order you do things in decides whether you keep the rebate.

Faena Residences Miami is sold by the project's own sales team, largely by appointment and online registration. The moment you register on the developer's site, request a brochure, or submit an inquiry without naming your broker, the developer may treat its in-house team as the procuring party — and decline to share commission with an outside broker on your purchase.

Same residence. Same price. Same developer. The only difference is whether your agent is in place before you register — and whether that commission gets shared back to you.

The developer pays the same commission either way. Buyers who contact the sales gallery alone leave all of it on the developer's side. Buyers who come with us split it — and at a project with published pricing referenced from roughly $1.3 million into the eight figures (subject to change and confirmed directly), half the commission is a meaningful sum.

One rule protects your rebate: call us first.

Before you visit the Faena sales gallery, register online, or submit any form to the developer, contact us. We register you properly, accompany your first inquiry where required, and your rebate is protected from day one. It costs you nothing — it simply has to happen in the right order.

Already contacted the sales team? Don't assume it's lost. Depending on what you registered and signed, there may still be a path — but every additional contact makes it harder, so call before you do anything else.

About the project

Faena Residences Miami

Faena Residences Miami is planned within the Faena District Miami River, a roughly 14-acre enclave with about 327 feet of river frontage near the mouth of the Miami River, close to 90 SW 3rd Street in downtown Miami and a short distance from Brickell City Centre. It is Faena's first standalone residential project, extending a brand best known in South Florida for Faena Hotel and the Faena District on Miami Beach. The development is co-developed by Fortune International Group and KAR Properties, and architecture is by the late Rafael Viñoly, whose firm designed the project as one of his final major works before his passing. The development is planned as two riverfront residential towers connected by its signature Sky Bridge. Exact tower heights and final residence counts have been reported inconsistently across sources and should be confirmed directly with the sales team before you rely on them.

THE RESIDENCES

One- to four-bedroom homes

Residences are planned across one- to four-bedroom layouts, with press coverage describing sizes from roughly 700 square feet up to over 3,000 square feet, alongside a smaller collection of larger lofts and penthouses to be released closer to completion. Pricing has been publicly reported starting around $1.3 million. Exact floor plans, current pricing, and availability change regularly and should be confirmed directly before you register.

ARCHITECTURE & DESIGN

Viñoly towers, Bryan O'Sullivan interiors

The towers are designed by Rafael Viñoly Architects, the firm behind landmarks including the Tokyo International Forum and 432 Park Avenue. Interiors are by Bryan O'Sullivan Studio, a London- and New York-based firm known for European-influenced luxury residential and hospitality work, with landscape design by Sasaki.

SKY BRIDGE & AMENITIES

A cultural hub connecting both towers

The two towers are joined by a Sky Bridge reported to span roughly 45,000 square feet across multiple upper floors, positioned well above the river. Public materials describe wellness, dining, and cultural programming inside the bridge alongside pool and fitness amenities, consistent with Faena's broader emphasis on art, culture, and five-star service. Final amenity offerings are set by the developer and subject to change.

The brand, the developers, and the setting

A hospitality brand's first residential tower, built by an established South Florida team.

Faena built its reputation on Miami Beach, where Faena Hotel and the surrounding Faena District turned a stretch of Collins Avenue into a destination built around art, culture, and theatrical hospitality. Faena Residences Miami is the brand's first freestanding residential project, and it moves that identity from the beach to the river. Fortune International Group, a long-established South Florida development, sales, and brokerage firm, and KAR Properties, led by Shahab Karmely, are co-developing the project, bringing decades of combined South Florida delivery experience to a location that has become one of downtown Miami's more closely watched riverfront sites.

Where it sits — and how it compares

Miami River living, not Brickell Avenue or the beach.

Faena Residences Miami sits at the mouth of the Miami River, directly across the water from Brickell City Centre rather than inside the Brickell Avenue corridor itself. That distinction matters for buyers comparing options. Brickell proper offers a denser walk-to-everything urban core; Brickell Key is an insular island with limited car traffic; and Biscayne Bay-facing buildings in Edgewater and Downtown trade river proximity for direct bay frontage. Faena's River District position offers water views and boat access with a short ride, rather than a walk, to Brickell's restaurants and offices, along with proximity to Miami's downtown core, the Kaseya Center, and the Pérez Art Museum Miami.

Buyers weighing Faena Residences Miami against other branded new-construction options in Brickell and downtown — including St. Regis, Cipriani, Baccarat, and Waldorf Astoria Residences — are typically comparing setting and brand identity as much as price. Faena's positioning leans on cultural and hospitality programming carried over from its Miami Beach properties, a two-tower scale larger than several nearby single-tower projects, and a River District location still earlier in its transformation than the established Brickell core.

Read this before you evaluate a residence

What an independent buyer should weigh at Faena Residences Miami.

A branded, two-tower project of this scale carries real advantages and real tradeoffs, and buyers should weigh both rather than either alone. The River District setting is different from established Brickell or Biscayne Bay addresses, and its surrounding blocks are still developing — buyers should visit in person and consider how nearby construction and future development could affect their experience over time. The project's scale, spanning two towers and hundreds of residences, is larger than many nearby single-tower buildings, which can affect delivery pacing, association structure, and the initial resale pool once the building opens.

Branded residences typically carry a premium tied to the brand's service standards and cultural programming, so buyers should compare that premium against unbranded alternatives nearby. Construction and delivery are on a multi-year horizon common to major pre-construction towers, which means deposit exposure over time and a purchase decision made well before the building or its amenities physically exist. View orientation varies meaningfully between river-facing, bay-facing, and city-facing residences and between the two towers, and should be confirmed on the actual floor plan rather than assumed from renderings.

Questions worth answering before you sign

Is this primarily a primary residence, a second home, or an investment purchase — and does the deposit schedule and construction timeline fit that goal? What association fees, if any, have been disclosed, and how do they compare to nearby branded buildings? What does the specific floor plan's view actually face, at what floor, in which tower?

We help buyers organize these questions, review the condominium offering documents and purchase agreement with appropriate counsel, and compare Faena Residences Miami against other South Florida pre-construction options before registering — without pressure and without steering you toward any one project.

How the rebate works at Faena Residences Miami

STEP 01

Contact us first — before the sales gallery

Before you call, email, register online, or visit the Faena sales gallery — contact us first. Call or text (786) 550-6294, email info@eajordan.com, or message us on WhatsApp. Reaching us first is the one step that protects your rebate — we then confirm the commission structure and put your exact rebate figure in writing before you tour or sign anything.

STEP 02

We register & represent you

We register you with the developer the right way, arrange your private tour or appointment, review the contract and deposit schedule with you, and represent your interests through reservation, hard contract, and construction.

STEP 03

You collect at closing

When the building delivers and you close, up to half of the developer-paid commission comes back to you — often a significant five- or six-figure credit at a project priced at this level.

Who this project may suit

Buyers who tend to be drawn to Faena Residences Miami.

No project fits every buyer, and we won't tell you it does. Faena Residences Miami tends to appeal to a specific kind of buyer — and it's worth being honest about who that is before you commit deposit money.

Good fit
Culture-forward downtown buyers

Buyers who valued the art, design, and hospitality identity of Faena's Miami Beach properties and want that same sensibility applied to a residential address.

Good fit
Second-home & part-time owners

Buyers who want fully serviced, five-star-style living without the maintenance of a single-family home, and who value on-site amenities over walkability to a specific street.

Worth weighing carefully
Buyers who want an established block

If a finished, mature streetscape matters more than a still-emerging River District, established Brickell Avenue or Brickell Key addresses may be a closer match.

Worth weighing carefully
Short-horizon buyers

Multi-year construction timelines suit buyers comfortable holding a deposit through delivery. Buyers who need to close quickly may want to compare resale or near-complete inventory instead.

Who is developing Faena Residences Miami?

Why register with a buyer's agent before visiting the Faena sales gallery?

The Faena sales team represents the developer's interests. Registering with an independent buyer's agent before your first contact with the sales gallery is generally what allows a buyer-agent commission, and a potential rebate, to be structured on your purchase.

How is the rebate calculated at Faena Residences Miami?

The rebate is based on the buyer-agent commission the developer pays on your specific residence, which varies by unit and is set by the developer. Eligible buyers may receive up to half of that commission back at closing. Use the calculator above for an illustration, and we confirm your exact figure in writing before you sign.

Is Faena Residences Miami a good fit for every buyer?

It depends on the buyer. Faena Residences Miami suits buyers drawn to branded, culture-forward riverfront living in downtown Miami. Buyers should weigh the River District setting, the scale of the two-tower project, and the construction timeline against their own goals, and review offering documents with counsel before signing.
