The project

A tall building with few neighbors per floor.

75 Broadway is Ytech’s second condominium tower in Brickell, after The Residences at 1428 Brickell. It rises 52 stories on Broadway — the local name for SW 15th Road — directly across from Simpson Park, one of the last remnants of the native hardwood hammock that once covered this part of Miami.

The number that defines it is density. Ytech plans 106 residences, including seven penthouses, with three homes on a typical floor. The Real Deal reported that the site’s zoning would have allowed nearly 300 units. Fewer homes per floor means fewer neighbors at the elevator, a private elevator foyer for each residence, and long runs of glass for the homes that remain.

The building is not hotel-branded. Ytech has said it deliberately leaves its projects unbranded and competes on design, finishes and amenities instead, and the team reflects that choice: Kohn Pedersen Fox for the architecture, Antonio Citterio Patricia Viel for the interiors, Enea for the landscape and Arclinea for the kitchens. Cervera Real Estate is the developer’s exclusive sales firm.

This guide is independent. We represent buyers, not the developer’s sales team; we separate what the developer states from what the public record confirms, and we flag what a buyer still needs to verify.

Developer-provided information as of November 3, 2026. Estimates, prices and proposed features are subject to change; the offering documents govern.

Where it stands. Pre-construction. Florida’s condominium regulator accepted the project’s reservation program on October 21, 2026, which allows refundable reservations before purchase contracts. Ytech estimates groundbreaking in Q2 2027, top-off in June 2028 and completion in Q4 2029. These are developer estimates, not contractual dates.

Architecture & interiors

Why the design team matters here.

Several of its Brickell competitors sell a hotel name — Cipriani, St. Regis, Mandarin Oriental. 75 Broadway sells authorship instead — and the four firms involved each control something a buyer will live with every day: the shape of the rooms, the materials underfoot, the kitchen and the planting outside the window.

The tower from its base. Artist’s conceptual rendering.
Architecture

Kohn Pedersen Fox

KPF, which also designed the Residences at Mandarin Oriental on Brickell Key, gives 75 Broadway a slender glass shaft wrapped in horizontal bands that round off at the corners, so the floors read as stacked, softened plates rather than a flat curtain wall. Inside, the curves become curved glass around the great rooms — 77 linear feet in Residence A and 47 in Residence C, according to the developer’s plans. The fact sheet specifies OptiGray glass and private balconies.

Interior architecture

Antonio Citterio Patricia Viel

The Milan studio, also behind the interiors at Ytech’s 1428 Brickell, sets a quiet, material-led palette: natural stone floors throughout, finished ceiling coves that conceal lighting and mechanical distribution, solid-stone tubs in the primary baths and closets designed by Citterio in every bedroom, per the developer’s residence specifications. Entry sequences separate arrival from the living spaces rather than opening straight into them.

Kitchens

Arclinea, with Gaggenau

“The 75 Broadway Kitchen” is designed by Antonio Citterio and built by Arclinea around a sculptural stone island, with Gaggenau appliances. Ytech says it was commissioned for this building and is not available elsewhere. The brochure notes that depicted appliances and finishes are conceptual and not necessarily included in every unit, so confirm the specification for your residence in the offering documents.

Landscape

Enzo Enea

Enea’s landscape practice — also on the team at St. Regis Residences Brickell — works at three heights here. The renderings show dense tropical planting at street level that reads as an extension of the park canopy across Broadway, a garden walk on the Level 8 wellness terrace and a planted rooftop around the pool on Level 52.

The developer’s specifications describe finished interiors — natural stone flooring, finished ceiling coves, finished closets — subject to the offering documents. As in every pre-construction purchase, the developer reserves the right to modify plans, materials and specifications; compare the marketing materials with the prospectus before you sign.

Floor plans are the developer’s official one-page plans dated October 30, 2026; they open as PDFs in a new tab. They list the sales gallery’s contact details — to protect your rebate, speak with us before contacting the developer.

About these prices

Ytech’s indicative ranges by bedroom count, current as of November 2026, “subject to change without notice.” They are asking prices, not recorded sales, not a list of available residences and not prices for the specific plans above. We do not calculate a price per square foot from them, because the ranges are not tied to particular floors or plans.

Penthouses

Seven penthouses are planned near the top of the tower. Ytech has not published penthouse plans, sizes or prices. If that is your target, register with us now and we will request the details as they are released.

Ownership costs

The sales team quotes an estimated association fee of $2.35 per square foot. The billing period and the square-footage basis have not been confirmed in the documents we reviewed, so we do not convert it into a monthly cost. The developer also notes that many services will be offered à la carte. The estimated operating budget will govern.

Amenities & service

Four resident levels, top and bottom.

Rather than one amenity podium, Ytech splits the program between the base, a wellness floor on Level 8 and the top two floors of the tower. The Real Deal’s launch report put the total at about 42,000 square feet. Everything below is developer-proposed until it appears in the governing documents.

01Ground level

Arrival, lobby & gardens

A covered vehicular arrival, a residential lobby framed in wood and stone, and landscaped grounds that face the park. Residents only — Ytech describes a private residential environment.

08Wellness level

Fitness, recovery & gardens

Fitness and studio space plus a recovery program the developer lists as hyperbaric oxygen therapy, red light therapy, cryotherapy and a cold plunge, with landscaped meditative gardens and outdoor areas. We describe these as facilities only; we make no health claims for them, and buyers should ask who will operate them and what they will cost.

51Owner’s Club

The Owner’s Club

A residents’ club one floor below the roof, with lounge and bar spaces that look out over the bay and the skyline. The Real Deal’s launch report lists a library, drawing room and study among the resident spaces.

52Rooftop

Rooftop garden & pool

A pool set into planted terraces at the top of the tower, with landscaped recreation areas and open views over Biscayne Bay. As with every view in the building, what remains open over time depends on surrounding development.

Residential butler service

Ytech describes a dedicated butler service developed with The British Butler Institute, which is credited with residential service training. The Institute is not named as the building’s operator or manager.

Same-floor package storage

Each published residence plan includes private package delivery and storage space on the same floor as the residence — a practical detail in a building without a hotel operator.

What is included

The developer’s brochure states that many services will be offered on an à la carte basis, with charges for use. Ask for the service fee schedule and which services, if any, the association budget covers.

Location · Simpson Park

Across the street: a forest older than Brickell.

Simpson Park — officially Simpson Rockland Hammock Preserve Park — is one of the last remnants of Brickell Hammock, the tropical hardwood forest that grew along the Miami Rock Ridge before the city did.

The City of Miami counts more than 160 plant species there, at least 96 of them native, and keeps it as a natural preserve with walking trails rather than a lawn park. It opened as “Jungle Park” in the 1910s and was later renamed for Charles Torrey Simpson (the state historical marker dates the renaming to 1927), the naturalist and former Smithsonian mollusk specialist; a garden center was built in his memory in 1941, and the hammock was restored as a natural forest community in 1996. The City designated the park a historic site on January 7, 2014.

Looking south from the tower, the effect is rare in Brickell: a block of dense canopy in the foreground of the bay, rather than another tower.

The tower base along Broadway, opposite the park. Artist’s conceptual rendering.

What the park protects — and what it doesn’t

The park’s historic designation and its protected forest status govern the park. They do not create a view easement for any private residence, and they do not restrict development on private land elsewhere around 75 Broadway. Bay and ocean views from the tower also pass over other properties, and Cipriani Residences Miami, roughly 950 feet tall, rises across the street to the north. Ytech’s own brochure is direct about it: views vary from unit to unit, and there is no assurance of the view from any particular residence. Choose a line and floor from the floor plans, the plot plan and what is actually around the site — that is part of what we do for buyers.

On size: Ytech describes the park as ten acres; the City describes more than eight acres of tropical hardwood hammock. We use the City’s description.

The neighborhood

South Brickell is the quieter, residential end of the district: older bayfront condominiums along Brickell Avenue, Ytech’s restored Nolan House sales gallery and the Château at 1500 Brickell, with the financial core and Mary Brickell Village a short ride north. 75 Broadway is not a waterfront site; the bay is east, across Brickell Avenue and the buildings that line it.

The limited-period 10% reservation

Ytech’s sales team has separately described a 10% reservation deposit available for a limited period. The written schedule above shows 5% at reservation and 5% at contract. These may be different arrangements, and we have not seen the 10% offer in a written schedule — ask us which terms apply before you reserve. Neither is guaranteed to be available to every buyer.

Where reservation money goes

Reservation deposits are paid to an escrow agent; the project’s reservation escrow agreement names First American Title Insurance Company. Under Florida law (§718.202(6)) and that agreement, a reservation deposit must be refunded in full, immediately and without qualification, on written request before a purchase contract is signed. Once you sign a contract, the deposit moves under the contract’s escrow terms.

What the State’s October 21 letter means

Florida’s condominium regulator accepted the reservation sales program for Seventy Five Broadway Condominium under §718.502(2). That allows refundable reservations before contracts. It is not approval of the project or of construction, and the letter itself says acceptance is not an endorsement of the offering. According to the developer, contracts follow the State’s approval of the condominium filing.

After you sign a contract

Under §718.202, deposits up to 10% of the price must be held in escrow. Amounts above 10% may be released for construction if the contract provides for it and construction has begun — but not for salespeople’s salaries, commissions or expenses. You also have 15 days to cancel after signing and receiving the required documents (§718.503). Read the escrow provisions with your attorney.

Buyer rebate

How much could you receive back at closing?

Eligible buyers may receive up to 50% of our buyer-agent commission back at closing. At 75 Broadway’s price points, that can be a meaningful credit — but only if compensation is actually paid to our brokerage on your purchase.

Development history

From Seven Broadway to 75 Broadway.

If you have seen this project listed as “Seven Broadway,” you have seen an earlier design for the same site.

Ytech assembled the parcels at 41 and 75 Broadway between 2018 and 2020 and, according to Florida YIMBY, took a $19.5 million predevelopment loan from Israel Discount Bank in December 2024. In June 2025 it unveiled a KPF-designed tower called Seven Broadway, which Florida YIMBY reported was approved unanimously by Miami’s Urban Development Review Board in July 2025.

The tower marketed since November 2026 as 75 Broadway is a revised scheme: two fewer stories, seven fewer residences, more penthouses, a new interior designer and amenity floors moved to the top of the building. Listings that still describe 54 stories, 113 units or a 2030 completion are describing the earlier design. This page uses only the developer’s current 2026 renderings.

We have not located a public record of a new approval for the revised design. Ask the developer which approvals and permit applications cover the current plans — its deposit schedule states that construction permit applications have been submitted.

2025 figures: Florida YIMBY, July 14, 2025, reporting the plans submitted to the Urban Development Review Board. 2026 figures: Ytech fact sheet (October 30, 2026) and sales-team information (November 2026).

The developer

Ytech’s track record, read carefully.

Ytech is a Miami real estate company led by CEO Yamal Yidios. Most of its history is in rental housing: it reports more than 7,000 residential units across the Southeast, a figure that includes acquired and repositioned apartment communities rather than condominium towers it built.

Its first ground-up luxury condominium, The Residences at 1428 Brickell, is under construction: Ytech reported 30 of 70 planned stories in October 2026, the project is financed with a $565 million construction loan arranged in 2025, and completion is anticipated in late 2028. Our October 2026 construction update separates what is verified from what is developer-reported.

That makes 75 Broadway Ytech’s second Brickell condominium before its first has delivered. Buyers should weigh that alongside the strength of the design team and the visible progress at 1428 Brickell. Ytech has also restored two historic Brickell properties: Nolan House at 1548 Brickell Avenue, now its sales gallery, and the 1931 Château at 1500 Brickell Avenue, which The Real Deal reports is leased to Major Food Group.

Both projects share ACPV interiors, Arclinea kitchens and Gaggenau appliances; 1428 Brickell’s architect is Arquitectonica, 75 Broadway’s is KPF.

Buyer due diligence

What to verify before you reserve, and before you sign.

Marketing materials describe what the developer intends. The reservation agreement, purchase contract and condominium documents are what bind it — and the brochure itself says oral representations cannot be relied on. A practical checklist:

Reservation versus contract

A reservation is refundable on written request until a contract is signed. The contract is binding, subject to your 15-day right to cancel after signing and receiving all required documents (§718.503).

Deposits and escrow

Which schedule applies to you (5% + 5%, or the limited-period 10%), who holds the money after contract, and whether deposits above 10% can be used for construction under §718.202.

Completion and delivery

Q4 2029 is an estimate. Read the contract’s completion obligation, outside date, extension and force-majeure clauses, and what happens to your deposits if the schedule moves.

Square footage

Areas are approximate and may vary with construction. Ask how interior area is measured; it affects every price-per-foot comparison you make.

Views and exposure

The developer gives no assurance of the view from any unit. Confirm the orientation of your line and what can be built on surrounding private land.

HOA, services and budget

Confirm the basis of the $2.35 per square foot estimate, read the estimated operating budget and ask which butler, wellness and spa services are charged separately.

Parking and storage

Get the stated allocation — one space for one-bedrooms, two for two- and three-bedrooms — in writing, along with valet, EV-charging and any parking fees.

Closing costs

Ask for an estimate of developer-side closing charges, working-capital and reserve contributions, and title costs, which are often borne by the buyer in new construction.

Financing

The 60% closing balance needs a plan years in advance. Condominium lending rules changed in 2026 — see our Florida condo financing guide — and international buyers face different terms.

Rentals and assignment

Rental restrictions and the assignment policy have not been published. Ask for both before you reserve if you may lease or resell before closing.

Seller entity and approvals

The State’s reservation letter names YTECH-41 BROADWAY, LLC, while the brochure and escrow agreement name Ytech – 75 Broadway, LLC. Confirm which entity signs your contract and which approvals cover the current design.

Flood and storm

Our research found the site in FEMA flood zone X and Miami-Dade hurricane evacuation zone B. Zone X is not “no risk”; review the developer’s flood disclosure and get insurance quotes.

75 Broadway Miami FAQ

What is 75 Broadway Miami?

75 Broadway is a proposed 52-story condominium tower by Ytech in Brickell, opposite Simpson Park, with 106 residences including seven penthouses and three residences on a typical floor. Kohn Pedersen Fox is the architect, Antonio Citterio Patricia Viel designed the interiors, Enea the landscape and Arclinea the kitchens. Cervera Real Estate is the developer’s exclusive sales firm. It is not hotel-branded.

Is 75 Broadway the same project as Seven Broadway?

It is the same site and developer, but a revised design. The 2025 Seven Broadway plans showed 54 stories and 113 residences; the 2026 design marketed as 75 Broadway has 52 stories and 106 residences, including seven penthouses, with interiors by ACPV. Older listings that still show 54 stories or 113 units describe the earlier design.

Where is 75 Broadway located?

On Broadway, the local name for SW 15th Road, in South Brickell, directly across from Simpson Park. Public property records place the underlying parcels at 41 and 75 SW 15th Road. The developer’s sales gallery is at 1548 Brickell Avenue. The site is not on the water.

What are the prices at 75 Broadway?

Ytech’s indicative price ranges, published in November 2026, are $3.00M–$3.90M for one bedroom plus den, $4.40M–$5.60M for two bedrooms and $6.29M–$8.10M for three bedrooms. They are subject to change without notice, are not recorded sales and are not a list of available residences. Penthouse pricing has not been published. Ask us for current availability and the price of a specific residence.

What is the 75 Broadway deposit schedule?

Ytech’s written schedule calls for 5% at reservation, 5% at contract, 10% at groundbreaking (estimated Q2 2027), 10% 120 days later (estimated Q4 2027) and 10% at top-off (estimated June 2028) — 40% in total during construction — with the remaining 60% at closing (estimated December 2029). The sales team has also described a limited-period 10% reservation arrangement; confirm which terms apply before you reserve. The reservation agreement, purchase contract and condominium documents govern.

When will 75 Broadway be completed?

Ytech estimates completion in Q4 2029, and its deposit schedule estimates closing in December 2029. Groundbreaking is estimated for Q2 2027. These are developer estimates, not contractual dates; the purchase agreement will set the completion obligations, outside dates and permitted extensions.

Are the Simpson Park views from 75 Broadway protected?

The park itself is city-owned and protected under its historic designation and natural-forest rules. That protection does not create a legal view easement for any residence, and bay and ocean views also cross other properties. The developer’s own brochure states that views vary and there is no assurance of the view from any particular unit.

What are the estimated HOA fees and parking at 75 Broadway?

Ytech’s sales team quotes an estimated association fee of $2.35 per square foot; the billing period and the square-footage basis have not been confirmed in the documents we have reviewed, so we do not convert it into a monthly figure. The sales team states one parking space for one-bedroom residences and two for two- and three-bedroom residences. The developer notes that many services will be offered à la carte. The estimated operating budget in the offering documents governs.

Can I receive a buyer rebate at 75 Broadway?

Eligible buyers may receive up to 50% of our buyer-agent commission back at closing. A rebate can only come from compensation our brokerage actually receives on your purchase; we do not assume Ytech pays any particular cooperating-broker commission, and eligibility also depends on the contract, lender approval where the purchase is financed, and applicable law. Contact us before you register with the sales gallery, and we will confirm the terms in writing before you sign.

I already contacted the 75 Broadway sales team. Is my rebate gone?

Not necessarily. It depends on what you registered, submitted or signed and on the developer’s broker-registration rules. Call us before any further contact with the sales team and tell us exactly what happened; we will tell you honestly where you stand.
